We recently sold our house with the help of Morgan Aps. Not an easy house to sell, but they found several prospective purchasers in the first week and we received an offer very quickly. Throughout the whole sale process Jo was in touch constantly, checking with solicitors, and chasing progress. Very friendly and professional team, would highly recommend.

We sold our Worcestershire home through Morgan Aps in 2026. Despite very difficult market conditions, they maintained a steady flow of viewings resulting in two offers within a couple of weeks. The offer we accepted had an, at times, challenging downward chain, and we had challenges with our onward purchase, which led to us switching and buying a different house. Despite this, Jo at Morgan Aps kept the chain onside and did a great job of wrangling solicitors and agents up and down the chain. She communicated frequently and candidly; there were no surprises. A great service that we are thankful for.

We engaged with Jo on the purchase of a property recently and thought she was a star. Great communication, timely interventions and always ready to do what was needed to make things happen. Add to that her engaging, friendly manner and when not about the efficiency of the wider team then the agency definitely warrant five stars

We had exceptional service from Morgan Aps from start to finish. The entire process from contacting Morgan Aps to say we wanted to put our house on the market to completion took three and a half months, which must be an all time record in today's market. Everyone involved was utterly professional and at the top of their game: Jo, our main contact; the photographer; the floor plan/EPC surveyor; the Morgan Aps employees who showed viewers around. What's more, Jo and the others are all friendly, personable and have a sense of humour and humanity, which elevated the process even further. A wonderful company in every way.

Excellent support and communication during the complete sales process for our property. Jo was also very pro-active with both our purchasers' and vendors' solicitors to make sure things progressed when minor issues were threatening to derail the process. Would definitely recommend Morgan Aps for property sales.

I rarely leave negative reviews, but my experience with Morgan Aps Sales & Lettings was serious enough that I feel others should be aware of it before engaging with them.

From the outset, I experienced repeated communication issues and significant delays. The property I agreed to rent was initially expected to be ready within around one month, but it ultimately took months before I could move in. During this time, communication was inconsistent, at times rude, unclear and often only came after repeated follow ups, which created unnecessary stress and uncertainty.

Shortly before move-in, after months of delays, I was sent an amended tenancy agreement and told that the property would be re-marketed and the advertised rent had increased. At this point, I was in regular communication and still actively in the process of negotiating the contract, including requesting changes the day before and had already paid a holding deposit to secure the property and take it off the market. Despite this, I was informed that the property had been re-marketed due to what was described as a “lack of progress“? I’d been waiting months for it to be ready! During this time living in hotels as I’d already sold my home.

This was particularly stressful as I was still engaged in finalising the agreement and planning to move in but had also just experienced a sudden loss of my job at the same time that day this “re-marketing” happened.

During the tenancy, I had to raise multiple concerns regarding property condition, maintenance and health and safety issues. In my experience, these issues were not addressed in a timely or satisfactory way. On one occasion, I was told words to the effect that I “may not like living in the countryside,” which I found very dismissive given the seriousness of the concerns being raised. Due to ongoing issues, I had no other choice to involve the local authority. Following an inspection by Property Standards and Enforcement Officers, multiple Health and Safety issues were identified at the property that required action.

The end of the tenancy was equally stressful. A dispute arose regarding my deposit, with the agency seeking to retain over £400 for a carpet replacement, due to an alleged stain for a report conducted 10 days after I checked out. I did not agree with this claim, and the matter was escalated to the Tenancy Deposit Scheme (TDS) for independent adjudication. The claim for full carpet replacement was not upheld, as it was found that replacement was not justified due to “betterment”.

I also experienced administrative issues during the tenancy, including a Section 21 notice that contained dates that I believe to be incorrect, which caused confusion and further uncertainty and stress at the time.

Overall, my experience was defined by poor communication, avoidable delays, inconsistent information and a lack of responsiveness when issues were raised. At times, I found the process unnecessarily frustrating stressful and lacking in professionalism.

While others may have different experiences, based on my own, I would not use Morgan Aps Sales & Lettings again. I would strongly advise anyone considering them whether as a tenant, landlord, buyer, or seller to ensure all communication is clearly documented in writing.

This was a significant waste of money.

Made an offer on a property in Herefordshire through this agency. Fair enough. Was referred to a solicitor they recommended to get the transaction pushed through ASAP. Had an expensive survey done too which revealed significant defects, but that's to be expected. Well, maybe not a £15k+ septic issue from an outdated system and another £15k+ in remedial structural work, but we were prepared to eat that because it was a nice house in a nice location.

Turns out the solicitor was one of those dismal groups who give kickbacks to estate agents for business. And the solicitor was so bad that she missed a massive - honestly utterly mindbogglingly huge - boundary issue. The searches were sent to me with no notes whatsoever, and I had to point it out to her.

From then on, it was all downhill. The seller didn't budge on the price despite not owning a massive chunk of what she was trying to sell. Transaction collapsed.

So a waste of a two and a half grand on surveys.

And a waste of another two grand in legal fees for a failed transaction through the expensive solicitor the agent recommended, who then proceeded to charge me for work that hadn't even been done.

But this is where it gets really bad. The agent has relisted the property without even a mention of the boundary issue that they now know about (and probably knew about beforehand). Any legitimate agent would have put a mention of this in the Rightmove ad to warn potential buyers that the property comes with half the garden and the double garage literally missing.

Would have not reviewed this place were it not for the fact that the relisting made no mention of the extraordinary title defect this property has, which shows quite breathtaking dishonesty, even for estate agents.

Strongly avoid. If you want to sell a lovely property in Herefordshire, there's far better agents than this.
