AVOID!!! Unfortunately this property was classed as a retreat. I thought it would be a calming relaxing environment for myself and my babies for 3 weeks but I was very wrong. The flat is filthy. You can’t open the balcony doors as the communal bins are directly underneath. Pass the property (block of flats) took so long to get back to me that me and my two babies we’re standing outside waiting to enter the property for over an hour until the cleaner called me and gave me a code to get in. The property itself is filthy, the linen provided is very old and worn and the same with the towels. Truthfully the pictures make the property look beautiful, but it definitely is not. Even the home owners in the block are unsure how the property is allowed to be managed by Airbnb because it’s a leasehold building, I would definitely avoid this property and this management company at all costs. They are now saying I can’t have my deposit back because I didn’t give their key back and want video evidence of me putting it in their lock box. Absolute shambles from the beginning.

Please accept our sincere apologies for the inconvenience caused. We’d like to clarify a few points to provide some context. The bed linen provided in the property is not old—it was purchased only a month ago, but unfortunately, the colour has run during washing, which may have made it appear worn. Regarding your arrival, as soon as we were made aware of the access issue, our team responded promptly by sending our cleaner to assist and provide you with the entry code. We're sorry for any distress caused while you were waiting. After your check-out, our cleaner reported that the key was not returned to the lockbox, as outlined in our automated messages. Due to this, we had to replace the lock for security reasons, which is why you were charged. We understand this situation has been frustrating and want to assure you that your feedback is being taken seriously.
Place is really nice
Place is really nice, even better than expected. Clean and well kept. A lot of amenities available. s to enter. The area is quiet, nice and clean. Communication was perfect since the check in. Truly happy about our choice. Highly recommended.

The house in Cambridge was definitely…
The house in Cambridge was definitely not home from home, there was a hair in the bath upon arrival, no plugs in the sinks, the lock on the bathroom door was stiff, the front bedrooms were extremely hot and the windows only opened a little. The walls and woodwork had chips and scuffs. The sofa could only seat 3 people and as there were 6 of us 3 of us had to sit at the dining table in the evening. Again there was not enough seating in the garden. The photos show 2 towels per person but there was only 1 each which were not of the best quality.
Being a holiday let owner I know that attention to detail is key to give the guests the best experience.

If we had been made aware at the time, we would have promptly sent our team to resolve the matters for you. In terms of seating and amenities, all photos and details are clearly listed on the booking page, and we aim to be fully transparent so guests can make informed decisions before booking. Stayed in a lovely house in Hunmanby…
Stayed in a lovely house in Hunmanby Filey with my family for a weekend! On day 2 the pool was very cloudy but management company said that after talking to owners it was absolutely fine to use!!
By the next morning my 5 grandchildren were suffering badly with sore ears, as sore face and sore eyes!! The ones that didn’t go in the pool were fine! Visits to Drs in the next few days revealed 1 conjunctivitis, 1 fungal infection on face and 3 ear infections one of which is still ongoing!! Children lost school time and suffered a lot. This could totally have been avoided and I am appalled and upset this was not addressed properly!
The management company did not at any time take our complaints seriously. I hope this doesn’t happen to others!!

Our swimming pool is professionally maintained and tested prior to every guest stay, ensuring it meets all required health and safety standards. When you raised concerns about the pool’s appearance, our management team responded promptly. After consulting with both the owners and our pool specialist, we advised you to allow a few hours for the water to clear and to contact us again if the issue persisted. We did not receive any further communication from you regarding this matter.
We take the wellbeing of our guests — particularly children — extremely seriously. Had there been any indication of a genuine health risk, the pool would have been closed immediately. Additionally, our team remained available and responsive throughout your stay, contrary to the claim that your concerns were ignored.
While we’re sorry to hear that your grandchildren became unwell, attributing their symptoms directly to the pool without any medical evidence is speculative and misleading. We always encourage guests to report and escalate issues during their stay so they can be properly investigated and resolved in real time.
We remain committed to maintaining the highest standards of cleanliness, safety, and guest care, and we stand by the integrity of our property and our team.

Avoid them
Made a reservation with Booking.com for an apartment that is managed by this company. Made me pay a £200 security deposit (fair enough, but paid through a platform outside of booking.com) AND provide proof of ID (against booking.com policy). Then had the temerity to ask me why I had rented an apartment close to my home address while they withheld check-in instructions despite me having paid in full and jumped through their hoops.
All that, to find an apartment which hadn't been cleaned properly (filthy windows, bed cushions dirty, cobwebs throughout), run-down (rusty microwave, broken window blind, upholstery stained) and far from what was expected of the listing (stench of urine in a communal hallway littered with old post and flyers). When I complained to them about the state of the apartment they told me it was just wear and tear. My review is on booking.com with images so see for yourself...
The only almost-positive I can offer is that they generally responded to WhatsApp within an hour or so, but the replies were usually unsympathetic and dismissive.

Firstly, we sincerely apologize for the difficulty you experienced with accessing the property and confirming your booking. As part of our management policy, we typically do not accept local bookings due to past incidents involving parties and damage caused to our properties. However, we do make exceptions when guests provide supporting documentation explaining the nature of their stay — which is why we requested this in your case.
Regarding the reported issues in the apartment, we appreciate the photos you shared. From our assessment, many of the concerns appear to be general wear and tear. Please be assured the property was professionally cleaned prior to your arrival, but due to the high volume of back-to-back bookings, there are unfortunately times when certain cosmetic issues cannot be resolved immediately. Nonetheless, we are committed to maintaining high standards and will be reviewing the apartment to identify any improvements needed.
Some of the issues mentioned, such as the condition of the communal hallway, fall outside our direct control as they are managed by the building's management company.
We do appreciate you highlighting these concerns, as they help us improve. While we’re glad that our team responded to you promptly, we’re sorry if our replies came across as unsympathetic, this was certainly not our intention.
