Compliance Audit. Two words that probably fill most businesses with dread, if only because we're busy trying to make a living! Fear not though. It was actually very useful. Fortunately our business is very compliant and aware of its obligations, but Propertymark are not trying to catch you out here. There's a myriad of legislation and regulation to keep on top of. Not helped when the powers that be are all over the shop i.e. the material information debacle.
Darren is really friendly and helpful and just made useful suggestions on how we could tidy up a few things and just be even more bullet proof as a business should we ever be inspected. Definitely worth the time to have someone who really knows this stuff backwards to act as a fail safe and indeed a resource I'd happily go back to in future.

After over three decades of blemish-free support, today I have reached the conclusion that Propertymark has lost its core purpose and all sensible direction, so I have resigned my FNAEA and MARLA memberships.

I'm sure the founders would be horrified to learn that Propertymark has formed a separate limited company for the purpose of investing funds into venture capital. If that's not bad enough, £115k was lost in one venture alone in 2024. Whose money was lost?

We had a Propertymark audit with Darren who was great, he was very helpful, personable and informative. The documents and checklists he sent to us after to ensure our business is compliant went above and beyond what we’d expect from a standard audit – thank you Darren!

I’ve been a an ARLA member of a property for over 5years & the real there are also helpful.
I have not found one member to say otherwise and really appreciate the effort they do to give the best guidance to matters explained- especially understanding my lingo.

Like many other Estates Agents we weren't looking forward to the Propertymark audit with Darren Kitchenside. Communication from the beginning was very good with Darren, and because we were able to send much of the requested information prior to the meeting Darren was able to assess it helping to reduce the allocated time. Darren was very efficient, yet understanding and approachable about issues raised, and highlighted areas for improvement and tools available to us to do this which helps safeguard us from potential errors/fines etc. It became apparent that Darren was very much on our side and wanting to help us in the best way possible to improve procedures in our company. It didn't really feel like an audit, which sounds quite officious, so maybe different terminology would put those going through this audit at ease from the beginning. Darren followed up the meeting with emails of points discussed and useful links for future use and training etc. also stating he is happy for us to use him as a point of contact in the future . Thank you Darren for a very positive meeting. We very much appreciate all the information and advice which we are taking on board.

Greenwoods Residential Sales & Lettings recently had their first every Propertymark Audit which was conducted by Darren Kitchenside. As a small business every member of our staff were involved in the preparation of documents that had been requested in advance in the pre audit check list. However, being our first Propertymark Audit, we were sure what to expect, even the word Audit sends shivers down everyone’s spines, and lets face it there is a huge amount of documentation and legislation which is ever changing to remain compliant. The risk of a failing to be fully compliant is the risk of the huge fines over what may be a simple admin error. So... to say we were a little on edge would be an understatement, however as soon as Darren arrived, he was able to reassure us, that he really was here to help us to be complainant as Sales and Letting Agents. Throughout the half day audit he was able to explain additional information to the various rules and regulations, which was hugely appreciated by all of the staff. He was extremely professional throughout his visit and as promised just 24 hours later I have received a very detailed Propertymark report with links to any and all of the information we discussed, which I will use for both training and future compliance checks. My final takeaway to Companies who may not have recently had a PM audit before is this.... - that there really is no need to fear this, in my experience the auditor really is there to help, so just embrace the information, ask lots of questions and implement any points raised to ensure that your business avoids the huge fines that local authorities and trading standard organisations can now issue as RRA comes to its implementation stage.

We recently had a visit from Darren Kitchenside on behalf of Propertymark. I have to say the visit was extremely helpful and beneficial to us. Far from being daunting, Darren is friendly and approachable and has a wealth of knowledge to circumnavigate compliance in the Estate Agency world, which as we know is ever changing. A very helpful email and audit report was produced with excellent pointers and suggestions for a few tweaks. If you get the review or visit, embrace it and as most of us work hard, making sure all is correct, its great to speak to someone that gives you the confidence to carry on what you're doing and making sure its done correctly. The Property mark audit was not something that we were particularly looking forward to - we could see from the initial introduction email that there was quite a bit of paperwork, cross referencing and code of practice to go through. The auditor made the experience as painless and smooth as we could have hoped for. Every aspect was explained to us clearly, helpfully and with great support. After 30 years in the business and never previously had a compliance visit I was terrified what I'd probably forgotten to do! I must say the visit was helpful in finding the little things that had slipped through the net and also confirming all of the major expectations had been met. It's meant that in 1 afternoon I have managed to ensure the updates were taken care of and I'm ready for the next visit in a few years time (I'm not rushing you Propertymark!!)
