I spent just under £1,500 on three courses (Deal Sourcing, Joint Ventures, and BRRR) in December, paying on a Visa credit card because I trusted the company and their reputation.

This has turned out to be a very costly mistake.

The courses are marketed in a way that strongly suggests you will receive guidance, support, and help to actually progress in property. In reality, what you get is basic self-study content with zero support, no follow-up, and no contact whatsoever after purchase. You are completely left on your own.

Much of the information is no different to what is already available for free online, and it quickly becomes clear that if you want any real help, you are expected to pay significantly more for their “Academy” or mentoring programmes. It feels like the courses are simply a funnel to upsell more expensive products.

The messaging around “money-back guarantees” is also very misleading. This played a big part in our decision to go ahead, believing there was some level of protection if the courses didn’t meet expectations. When we later requested a refund, we were told this did not apply.

We have been trying to resolve this directly for months, but the company has refused any further refund and closed the case, hiding behind their terms and conditions and even attempting to classify the purchase as “business-to-business” to avoid responsibility.

We paid using a Visa credit card in good faith, and this situation has now put us under financial pressure trying to repay that balance for something that has not delivered what was expected.

Overall, the experience has been extremely disappointing. The gap between how these courses are presented and what is actually delivered is significant.

I would strongly advise anyone considering purchasing to be very cautious, fully understand that there is no support included, and not rely on any mention of guarantees.

I’ve just completed the Deal Sourcing Professional Training by Samuel Leeds and absolutely loved it. The content is excellent, but what really stood out was the level of interaction, which made the learning highly practical and helped me take immediate, meaningful action.
The Samuel Leeds Academy is already proving to be an outstanding investment, and I couldn’t recommend it more highly to anyone interested in property or deal sourcing. Incredible value for money, in just the training alone, never mind everything else included.

I Have only just stumbled across Who SamualLeeds is from a pop up online , And within the first few minutes of listening you know you don't need to be a brain surgeon to see that he is a peoples person ! .
So i didn't hesitate to get the link to his webinar .

I strongly advise anyone who is a seeker to take the same steps and don't !!! stop !!! at the part when he asks you to put a bit ,of your skin ,in the game, just to show that you truly are a seeker and go getter for that is when you will get your true chance to grow and have a ladder right in front of you to climb and reach new heights !

Excellent education and training. Well structured and with soooooo much information. Teaches and also encourages networking which is invaluable.

Just completed the newly refreshed Serviced Accommodation course, and what incredible learning I have gained, even though I am an academy member and knew alot already, there were many new insights to drawer upon not to mention the different forms of learning styles.

The timing of this has been perfect for me as my BRR to SA is currently under renovation so I shall be executing on everything taught in the course!

Huge thanks to Samuel and the team for the continuous improvements in the academy, just when you think it can't get any better...he proves us wrong :)

Excellent module

Highly Practical and Action-Focused Training - This training is well put together — clear, structured, and genuinely useful. It goes beyond theory and focuses on what actually matters: taking action and doing deals properly in the real world. The standout areas for me were: Understanding investor psychology and how to manage confidence and reduce refunds - Clear insight into risk and where deals can fall down - Practical guidance on compliance without overcomplicating it - A sensible approach to scaling without damaging reputation or overreaching.
What I appreciated most is the emphasis on doing things the right way — building trust, working with structure, and thinking long-term rather than chasing quick wins. If you’re serious about deal sourcing and want something you can apply straight away, this is well worth it.

The challenge itself keeps you accountable, pushes you to take action, and helps you stay focused on actually moving forward in property rather than just learning theory.

Finished the Rent-to-Rent FFC yesterday as part of Nina's coaching group. Fantastic time, clear communication and the accountability has really given my property business the reinvigoration it has desperately needed. Onwards and upwards. Thank you Team!!

The academy facitates a great programme that keeps you focused, accountable and inspired. It creates such a amazing environment and provides more tools and support than you could even need, all base's are cover, regardless of the strategy. Samuel shares the bigger picture as well as, points out the fine details. The structure of the academy and the community, especially at the academy dinners makes me feel part of something bigger and gives me the push I need to know that it's do-able.
I am also very grateful to Rich Harris, my FFC coach, who didn't just guide us through the steps, he made the whole experience feel more than just a checklist. He wanted us to achieve our target. He celebrated our wins, encouraged us at every stage , and turned the process into something enjoyable and motivating .

I can’t stop telling people how amazing this property investing academy is. The training is the best there is. So fully immersive and simple step by step and ur have an amazing community that holds ur hand and gets u to where u need to get to with ur financial freedom journey

I could write a whole page of how many nice words I have to say about Samuel Leeds Academy, but if I can summarise it shortly, they are genuine, sincere, good people that are really trying to help others succeed in property, something that is very rare nowadays.

They genuinely want to shape the future into a world where all of us have the opportunity to do business with each other and prosper and thrive together.

I believe that in the not so distant future they will change the whole face of investing in real estate in the UK, and what today is not so common and is seen as a rare strategy, something that others criticise, will become the benchmark and the normal thing to do in property in the near future.

May God keep Samuel, his family, the mentors , coaches and Sukh well and strong for this mission.

This week has been a real turning point for me on the Rent2Rent Financial Freedom Challenge. I want to give a big shout-out to Richard Harris for his support and guidance — a real coach and mentorship approach — and to Samuel Leeds for the wider academy environment. You can know the theory, but it’s the taking action — backed by the coaching from Richard and the environment created by Samuel — that made all the difference. These financial freedom challenges make all the difference.

Just completed my rent2rent FFC. I thoroughly enjoyed it and learnt alot. From the start you are forced to step out your comfort zone, build rapport with others, do your due diligence and take action. I thought Sukh my coach was very inspiring, knowledgeable and helpful. Now im looking forward to my next challenge.

Samuel Leeds academy is best ever thing I joined in my life, the best decisions I made. You get 24/7 mentoring call and there something going in the academy everyday whether that’s the dinner inner circle, virtual zoom, boxing, Samuel socials and Samuel intelligence. I’m on the FFC this week and it turned out to be brilliant because I had 7 viewings booked in one day which I could never do if I had done it on my own. The FFC had pushed me so much gave me so much confidence. I’ve learned lot of stuff from Samuel and my coach Nina who taught me to be energetic enthusiastic and positive because I wasn’t being very productive and thanks Nina for this great experience as well. The week was super challenging but worth every moment. It really pushed us to get out our comfort zone, take action and feel more confident by the end. We made more progress in 4 days than in a month and our coach Nina was awesome. She was super encouraging, supportive and shared a wealth of knowledge, giving us her undivided attention. I look forward to the next FFC.

Just done the FFC challenge and our mentor was great!! Full of amazing little gems that will definitely help us along the way in our journey. Anyone doubting the academy, the mentors or coaches, I was dubious at first but honestly it’s been the best 5 months so far and the training and mentoring has been worth the price in gold!! This week we’ve been on the FFC challenge and it’s opened our eyes tenfold. So a personal thank you to Maria, our coach this week for everything you’ve helped us with.
