Tough and heartbreaking story on BBC news, 6pm Tuesday 15th November.

I lived with similar conditions - white rot around the sink - the most precious area for food prep.

After repeated requests over three years to Urban Lettings, no response.

I have the 'receipts' and willing to go head to head.

They cancelled my appointment 20 min before the viewing without any consideration.
They gave the property to someone else without time to make a formal offer.

I have recently paid for 3 Tenant Find's for my properties that have come up for rent at the same time.
None were listed as per the website, I had to phone up to request a payment link by email as their website didn't take my card payments; I had problems with the other two and am still wating after paying my £99 for 8 days now for an email / phone reply - in the meantime my property remains unlisted and it's costing me a potential void period in the near future. I've tried calling their number which you queue for about 10 minutes before being cut off. Absolutely appalling service time and time again.

I entered one of the branches in southsea and was looking for a house to rent for next year. I was asked about my budget and specifications for the house and was immediately shown houses. I chose the ones that interested me and booked viewings. The viewings were booked on the spot and it was such a quick process, I think it took 15 minutes in total. The agents got back to me in case I was interested in one of the houses, which was quite professional, and something I do not experience often when interacting with agents.

I have booked a massage with Urban.co. Therapist never showed up and no one even contacted me.

I saw a property for rental and rang the contact number, no response, not even a voicemail service to leave a response. Left a nessage on their message/ contact page of their website - no response there.

Simply appalling.
Tenant reference gave wrong address, no credit check and no employment details still they passed them as acceptable. Rung five times with no answer when I finally got. T through they cut me off. Steer clear.

The worst real estate agents I have ever seen! I am a tenant looking to rent a house. I found a good house on Zoopla in Kingston upon Thames and the agent was Urban.co.uk. I called them during one week - no answer. They picked up a phone just once during this week and said that I have to fill the form on web-site and wait for the call. Of course, nobody called me after filling this form. I really don’t want to be in the owner’s shoes, who obviously doesn’t understand why he can not find tenants for his house…

Would highly recommend Urban. I’ve saved around £600 going with these guys instead of going to Your Move. It’s a no brainier, the only difference between the two agents was Your Move showed potential tenants around. Personally I prefer to show the potential tenants around as I get a feel for if they are right for my property or not. I’ve also had double the viewings than I did with your move! I feel in control and not beholden to a street letting agent.

A particular thanks to Daniel King Lettings Manager who is always on hand to give me help and advice!!! Ten out of Ten to Urban!!! And no.... they didn’t pay me to write this :-)

I have let 3 properties with Urban over the past years who have always provided an excellent, flexible, efficient and very professional service. It could not be easier and quicker to let a property with them and most importantly it is always a great success! Highly recommend!

As a landlord of an HMO I recently used Urban.co.uk to rent out three separate rooms. I chose them over other online agents because this was the only one I found where you can actually talk to a person as opposed to everything being online. Daniel was efficient and helpful throughout. Referencing and tenancy agreements were executed with no hassle. I would have no hesitation in recommending Urban to other landlords thinking of moving away from traditional agents.

Allways to a exacting standered, the only negative is that for the last month it has been dificalt to get though to you by phone. You need to atended to this as it will efect your ongoing biuness.

Stressful Experience...Evasive Response

One thing, I have been doing for a long time is to take a Rent Recovery Plus insurance policy. I have always been getting the insurance through Urban Sales and Lettings rather than getting the policy directly from HomeLet.

In Dec 2019, my existing policy was coming to an end. I received a reminder from Urban Sales and Lettings regarding renewal of my policy. I responded expressing interest in renewing the policy on the same terms and conditions and advising there has been an increase in the monthly rent. Urban Sales and Lettings sent me a PayPal link to make the payment (this is how I usually pay for renewal). I paid and sent them the PayPal payment notification. In the same email I requested the new policy documents to be emailed to me just like every time. No documents were sent to me. As all of us have many things in life.... I forgot to chase Urban Sales and Lettings for the documents.

As a result of COVID-19, and the stress many fellow landlords went through due to tenants not being able to pay rent, the first thing that came to my mind then was the insurance policy. When I searched for the documents, I discovered I did not get them from Urban Sales and Lettings. So I contacted them (to be more specific I contacted Daniel King - Lettings Manager) requesting a copy documents which should have been emailed to me back in Dec 2019.

After about one month of going back and forth, claiming they were getting in touch with HomeLet to get the policy documents (something no one can believe as it should not take more than 5 minutes to send a copy of the pdf file for an existing policy), Urban Sales & Lettings wrote:

"I do hope you are well, after chasing Homelet for some time they have stated that they claim not to have received our request to renew your rent recovery plus. I am in conversation with their underwriting team to get this resolved as quickly as possible for you. Normally this would not be an issue as we could start a new one however due to the current COVID situation, they are not taking on any further rent recovery plus.
We understand that this is not an ideal situation but we are working tirelessly to get this resolved".

Feeling something was going wrong, I decided to use the official "Subject Access Request" to check if Urban Sales and Lettings did request the renewal of my policy back in Dec. 2019. After some argument, all I received from Urban Sales and Lettings was a text file with my name, address, telephone, and email address, BUT no details on any communications regarding me. Daniel King wrote "I did speak to the ICO directly about this and the right of access only entitles individuals to information, not documentation".

I called the ICO and they confirmed the above was not right. In fact on the ICO's website the following example is cited: where a client potentially makes a subject access request to his/her bank for full copies of his/her bank statements. The ICO makes it clear that while the "bank is not required to provide copies of the actual bank statements, ... they must provide you with your personal data contained within them, for example, by providing you with a list of transactions".

So it was obvious Urban Sales & Lettings did not act inline of the law to reveal the information as it would show they have not done the right thing. Urban Sales & Lettings insisted they did everything they could to protect my interest as a client and they have done nothing wrong.

I decided to contact HomeLet directly with an official "Subject Access Request". It took Homelet about 3 days to send me the information. While the file did not provide copies of emails between Urban Sales and Lettings and HomeLet, it did list all the times where my name/address appeared on their system. The report shows, without any shred of doubt, that Urban Sales and Lettings has not requested the renewal of my Rent Recovery Plus for 2020. This is a simple derivation from the fact none of my details appeared on their system till 28th April when Urban Sales and Lettings emailed HomeLet a copy of my original paypal receipt. The same document, I emailed to Urban Sales and Lettings back in Dec 2019.

I believe the above is unacceptable. Imagine you pay to insure your car. You get a payment notification the payment was went through. 4 months down the line you crash your car. You call the insurance company to be told: "Yes we took the payment but we did not setup the plan....sorry; you have no insurance".

It is frustrating Urban Sales & Lettings are still denying any wrong doing till now... I will follow legal channels to get this put right no matter what it takes.

It saved me lots of money being able to advertise my flat online myself as without estate agencies involved, as well as it gave me the chance to screen every person before over the phone as well as during the viewing.

Also, the online system was very easy to use and every time I rang to ask a question the team was very helpful and professional.

Highly recommended!

Good estate agent. We struggled on two occasions to make contact on the phone, but that aside, pleased with them. We will use them again.
