The Villa was stunning
The Villa was stunning, more of a palazzo than a Villa. The pool was great. Day to day facilities were acceptable and the Emma Villas rep was very responsive when we needed help.

Wij hebben via Emma Villas een huis gehuurd dat volledig aan onze verwachtingen voldeed. Ze hebben ons ook goed geholpen bij het maken van de keuze. Het was een prachtig huis met een zeer mooi uitzicht in een leuk dorpje ! Villa Ca Pellicciano in Longiano is een echte aanrader. Het huis was ook exact zoals de foto's en beschrijving op de website. Upon our initial tour of the villa we rented for 14 of us to stay for my son's wedding, we refused occupancy and left without a place for 14 people to stay for our week in Italy. You decide what that means about the Villa they represented.

The photographs and videos taken during the inspection were submitted to Airbnb, which, after reviewing the documentation, rejected your refund request. Dear Mr. LaRue, thank you for updating your review. For the benefit of future guests, we believe it is important to clarify a few objective facts. Upon your arrival, you decided not to occupy the property and left immediately without providing any evidence of the specific deficiencies you later alleged. Consequently, neither the property owner nor our local staff had the opportunity to verify your claims on site. Following your departure, you submitted a formal claim to Airbnb requesting a full refund. Airbnb conducted an independent review, requesting evidence from both parties. After examining the documentation provided, including our photographic and video evidence showing the property's condition at the time of your arrival, Airbnb rejected your refund request and resolved the case in our favor. We fully respect every guest's right to share their experience. However, we also believe it is important that readers are aware that your allegations were independently reviewed and were not supported by the available evidence. Emma Villas remains committed to providing accommodations that accurately reflect their published descriptions and to assisting guests promptly whenever concerns arise.

The villa itself lives up to its…The property is beautiful. The management is not.
The villa itself lives up to its listing: stunning grounds, a lovely pool, and accurate photos. No surprises on arrival, which matters.
What fell short was everything around the property. A day before check-in, we received an email warning of a fly infestation. No solution was offered. We ended up spending time and energy sourcing our own remedies, something that shouldn't fall on guests at this price point. The infestation was bad enough that eating outside wasn't possible for most of the stay.
A few other issues: the AC wasn't always working in one unit, and we lost power for several hours. Minor in isolation, but they add up.
The most telling example of the service gap: I requested a crib nearly two months before arrival. Confirmation came the day of check-in, and then I received multiple calls/emails to settle the €90 payment while I was mid-drive in a long car ride with a toddler. They had my card on file. They had two months. They couldn't give me two hours to arrive and settle it in person.
Throughout the stay, getting a response from the managers was consistently difficult. That hasn't changed since leaving: days after checkout, messages still go unanswered.
The villa is genuinely nice, and I'd stay there again if it were managed by someone else. At this price, Airbnb or VRBO properties typically offer better support and lower cost. I won't be booking through this company again.

We are pleased that you recognised the quality of the villa, confirming that the property fully matches the description and photographs published. The care we take with the properties we select has always been one of Emma Villas’ defining values.
With regard to the power cut that occurred on the day of your arrival, we would like to clarify that it was caused by the sudden failure of a circuit breaker in the villa’s electrical system – an unforeseeable event that can occur even in systems that are regularly maintained. Upon receiving the report, we took immediate action by calling out an electrician, who arrived at the property and replaced the faulty component, fully restoring the electricity supply within about an hour and a half. At the same time, we had made a representative from our Quality department available to visit the villa to personally assess the situation and provide any assistance required. However, this offer was declined, as we were informed that you already had other commitments and did not wish to wait for further checks. With regard to the presence of flies, it should be noted that, during your stay, the entire municipal area was affected by an exceptional infestation, which was also reported by the local media and brought to the attention of the relevant authorities, who subsequently implemented specific mitigation measures. This was, therefore, an extraordinary event, not attributable to the condition of the villa or its management and, as such, neither foreseeable nor avoidable by the owner or Emma Villas.
Regarding the second cot, we wish to clarify that the request was received on 21 May but had not subsequently been confirmed. We were contacted again just two days before your arrival and, despite the extremely tight timeframe, we immediately took steps to source and arrange a second cot, in addition to the one already available at the property, ensuring it was ready and in place at the villa for check-in. The subsequent exchange regarding payment was the result of a simple operational misunderstanding: as the payment link sent previously had not been used, the balance had in the meantime been settled directly at the property. The misunderstanding therefore concerned solely the method of payment and not the availability of the service, which was guaranteed within the requested timeframe. Finally, we would like to emphasise that every report received during the stay was dealt with as promptly as possible, with the aim of providing the guest with all the necessary assistance. For over twenty years, Emma Villas has been operating in the hospitality sector, with a particular focus on service quality, the protection of guests and owners, and the prompt resolution of any issues that may arise. Unexpected incidents may occur, but we believe that the value of a service provider is measured above all by the speed, helpfulness and professionalism with which it acts to resolve them. We respect every guest’s right to express their opinion. At the same time, we believe it is only fair that the circumstances are presented in their entirety, so that readers can form a balanced and informed assessment of what took place.
The trust that numerous guests continue to place in Emma Villas year after year, and the many positive reviews we have received over time, bear witness to the constant commitment we dedicate to hospitality, assistance and the quality of our service. abbiamo soggiornato a podere calcheto 14 , zona val di cecina , dal 19 al 24 giugno . partendo dalle cose positive , le foto rispecchiano perfettamente la casa , la zona e' tranquilla e isolata , un vero paradiso.
la prima notte avvertiamo un problema a uno dei bagni , rumore e continue perdite , lo facciamo presente l'indomani mattina alla persona che ci ha accolto al check-in , purtroppo per 48 ore l'idraulico non puo' venire , arrivera' quando non siamo presenti il lunedi' in tarda mattinata. il problema non viene risolto , in compenso ci viene inoltrato via whatsapp un video di un minuto e 16 secondi , su come arrangiarci se il problema dovesse ripetersi.....cosa che ovviamente succede......
al quarto giorno troviamo in casa un'addetta delle pulizie del giardino , ci salutiamo e mi spiega che non riesce a finire di dar da bere alle piante perche' la casa e' senza acqua , vi sono 3 grandi cisterne in un locale termico , mi dice che piano piano si riempiranno.......
il quarto giorno rimaniamo per ore completamente senza acqua , ci sono 35 gradi e la doccia non si puo' fare , se vai in bagno devi sperare di aver trovato un wc con un residuo di acqua.......
dopo ore arriva l'idraulico , che al telefono parla con non so chi dicendo " ve l'ho gia' detto mille volte" , mentre il nostro referente parla di acqua finita per colpa della societa' di acqua potabile , le versioni iniziano ad essere diverse...........
il problema rimane fino alla nostra partenza.....
aggiungendo una delle due porte principali che si apre a spallate , la totale mancanza di disinfestazione in giardino che rende la piscina inutilizzabile per la presenza in gran parte della giornata di decine di tafani , l'aria condizionata che in un paio di camere spesso si blocca , un paio di camere con le lampadine bruciate , per 900 euro al giorno consideriamo questa struttura assolutamente da evitare , con manutenzione totalmente assente e l'impossibilita' a trovare qualcuno che abbia la minima voglia di aiutarti a risolvere il problema.

The booking process was easy and the early payment discount a bonus. The communication was good and the villa easy to find after a long drive.
We loved the exterior areas, plenty of shade and a nice small small pool (although not over child friendly as no shallow end)
The master bedroom and bathroom were great and plenty of cupboard space with hangers. The upstairs second bedroom was more cosy with small bathroom without a shower.
The interior was a bit too chintzy for our tastes and the kitchen equipment needs an upgrade. There seemed to be a shortage of matching glasses and mugs and there is no proper oven if you wanted to cook a more formal meal. The interior space drawers and cupboards seemed to be overflowing with oddments and a good clear out is suggested. Whilst it is advertised as a 2+2 the inside lounge seating was a 3 as was the shaded exterior dining area formal seating which is easy to resolve where there are 4 adults.
Overall these are suggestions and not major criticisms and we really enjoyed our time at La Cappanina, located just outside Cortona. We would come again.

Brukt emmavillas to ganger nå i forbindelse med ferie. Begge gangene har vertene fulgt opp godt både på forhånd, under og etterpå. Føles også trygt og godt at emmavillas håndterer både betaling og in the unlikely event om det skulle være noen trøbbel. Leid i Umbria og Sicilia, og blir nok emmavillas også neste gang.

Abbiamo soggiornato presso la Tenuta Scialandre a Patù, nel Salento. Bellissima struttura immersa in un favolo giardino piantumato e perfettamente tenuto. Perfect villa in beautiful hillside location
We stayed at Poderino 4 about 30 mins from Siena. A beautiful villa with outstanding views of the Tuscan hills. Communication both before and during our stay with the owner was excellent and a minor problem with the pool filter was dealt with within an hour of reporting it. Our host provided great tips about less touristy places to visit in the local area. The villa was spotlessly clean and had a lovely outdoor dining area which we used constantly as the weather was fabulous. We appreciated the welcome pack of local delicacies and a bottle of delicious local wine. A great location for visiting Siena, Montepulciano and Pienza (the home of pecorino cheese!) We were a family of 4 adults with a young baby and the villa was the perfect size and location for our needs.
There is a great pizza restaurant at the bottom of the hill (walking distance) and a short drive to good supermarkets. The perfect spot for some rest and relaxation after a hectic family wedding celebration near Florence.

Wir haben jetzt schon zum 3. Mal über Emma Villas gebucht und sind sehr zufrieden. Von der Buchung, dem Kontakt, der Anmeldung und dem Einchecken in der Villa ein super toller Service - besser geht nicht. Die Villa war wunderschön, genau wie in der Beschreibung. Ich kann diesen Veranstalter nur empfehlen.
