Ampio casale restaurato in posizione panoramica
Abbiamo affittato un casale ben restaurato a pochi chilometri da Castiglione del Lago, Poggio Vistabella 10, che gode di una posizione panoramica. Il casale ha una grande zona giorno, con due camere da letto e due bagni (uno accessibile) al piano terra e tre camere e due bagni al piano superiore. C'è un grande giardino ed una piscina. L'host che ci ha accolto è stata molto cordiale e sempre molto rapida nella comunicazione via messaggi. Unico piccolissimo inconveniente, la scala esterna per accedere al piano superiore, ma essendo una vecchia struttura credo sia normale.
Torneremo sicuramente, magari in estate per godere anche della piscina.

We had a wonderful Villa and a very nice stay. Everything works as prommissed by Emma Villas. Specifically the quality of the Villa and the Service provided. Originally we planned to travel with our dog. As this was not possible Emma Villas provided a refund of the originally agreed Service Fees for having a dog in the Villas.

Noi viviamo in Belgio ed e’ il terzo anno che prenotiamo la casa nelle Marche per un mese..ci siamo trovati benissimo! Casa perfetta pulita e dotata di ogni comfort.

Great until something goes wrong - fair advice, do not book!
We stayed in a Tuscany villa through Emma Villas. Everything was perfect until we actually needed their help. There were several serious issues with the villa, and not only did they reply to our emails a week after we got back, but their responses were filled with creative excuses about why the problems weren’t related to them or the property.
All low reviews tell the same story - Everything is great until something goes wrong, and then Emma Villas will be nowhere to help.
Adding some more information to make others aware - we stayed at Masso delle Fanciulle 14. The villa was completely unmaintained, and the pictures were nowhere near reality.
We wrote to them three times during our stay and received no reply. When we returned home and called, they claimed all our emails had gone to their junk mail (even though the next email I sent was received correctly). Later, they changed their story, saying they could only provide assistance after August.
Persistent electrical faults - When we reported that the electricity kept cutting out (which forced us to find alternative storage for our food since we couldn’t rely on the fridge), Emma Villas said it was a general area issue, not a villa issue - even though the owner admitted via text that the kettle was causing a short circuit and advised us not to use it.
Mosquitoes and bees - There were two active bee lines on the property, despite Emma Villas claiming there weren’t any. We couldn’t use the pool or any outdoor facilities during the day. I have sent them pictures as a proof. In addition, the mosquitoes were impossible to deal with, even using multiple repellents. A fair warning about this on their website would have been enough for us to choose a different area.
Sewage odor - One room was completely unusable due to a strong sewage smell from the bathroom - we discovered it only later, as the owner had sprayed heavy perfume to cover it up. She did come to the property during our stay to try to fix it, but nothing changed. Again, she acknowledged the problem, yet Emma Villas just ignored it.
I hope Emma Villas’ reply helps others decide not to book with them. They are unreliable! Just read the negative reviews and make your own judgement, they speak for themselves.

Ho trascorso un bellissimo soggiorno a Piode, in Val Sesia, con la mia famiglia. La casa ha superato ogni aspettativa: grande, pulitissima, fornita di tutto quel che può servire e rendere comoda la permanenza. La posizione e il giardino che la circonda sono invidiabili e consentono di trascorrere del tempo di vera vacanza e relax. Il padrone è stato attento e disponibile a soddisfare ogni nostra richiesta. Non posso che consigliare e raccomandare questa villa.

Local manager- big problem.
The villa was beautiful! We enjoyed our stay. The biggest… and it was huge… was the lack of support and availability and presence of the local manager/concierge . Absolutely, awful. From how to use appliances, how to control ac-heat, where and how to organize trash/ recycling; and taking care of a gigantic plumbing issue in the “annex” space. From the very first meeting, she was in a rush to leave . We were on our own…. This was my 4th Emma Villas rental… I hope to return, but this was a real problem for the entire 3 weeks I was there. I hope this will be responded to!

No heat in October, no information, not interested
I hired a villa near Siena for a week at the beginning of October 2025 - cost 4100 euros.
On arrival we were 'greeted' by Lavinia who rattled off her script at lightning speed when showing us around the house. Of course we were tired from travelling, having driven from the UK, not especially receptive to machine gunned facts and excited to be there. There was no printed information about anything (shops, doctors, attractions, do's, dont's etc) other than Lavinia's recommendation for a local restaurant which she reminded us 3 times was essential to visit. She obviously had an 'arrangement' there. We sampled the restaurant, it was truly awful and then some.
But the worst thing was, unknown to us, it is illegal in this part of Italy to use central heating in October !! Given that the building was a large stone villa that never gained heat during the day (around 18 degrees when we were there) and was beyond cool at night (6 degrees), we were all permanently chilled from late afternoon. Why doesn't Emma villas point this out ? Obvious really, no one would visit in October.
The villa itself was ok if quite tired and scruffy. Stale blankets were tracked down in old cupboards. The garden was a mess, totally unkempt with weeds, poor lawns and pool junk randomly dumped by the aged pool person who turned up at random times without warning and tottered around. Good job females weren't sunbathing topless.
I was taken ill on day 3 and had to return to the UK for treatment. Lavinia was singularly unhelpful and told me to contact the concierge (who and where is he/she - I did not bother to enquire further), why weren't we given this info in a written form ? I thought Lavinia was the concierge.
All in all a pretty poor experience that I will definitely not be I an hurry to repeat.
Remember - no heat in October in Tuscany.

We would like to point out that, as we did not receive any communication from you during your stay, we were unfortunately unaware of any issues and therefore unable to assist you at the time. We always remind our guests that, even though the first point of contact is the property responsible, our central Concierge - Customer Care team is available 7 days a week to provide assistance and support. Our contact number is included in the driving directions that all guests receive, and in the emails we exchanged prior to your arrival. Following your review, we carried out an internal verification and received the following report from the local representative. She informed us that during check-in, she tried to provide you with all the necessary information, but she also noticed that you were tired from your journey and therefore kept the introduction brief. She also mentioned that she left you a dedicated information booklet she had personally prepared, as the property did not originally have one. Regarding the restaurant recommendation, it is located only a five-minute walk from the villa and is generally very well reviewed by previous guests, which is the only reason she suggested it. We certainly recognise the importance of having a clear and complete welcome book in every property and will continue to encourage all our owners to provide one. Your feedback in this respect is very valuable to us. With regard to the heating, we confirm that Italian law regulates the use of central heating according to geographical areas and specific time periods. The municipality of Buonconvento falls within climate zone D, where heating is permitted only from November 1st to April 15th. However, the property you rented is equipped with air-conditioning units in the bedrooms that also provide warm air and were available for use during your stay. As for the garden and maintenance, the caretaker visited the villa at the times that we were told were communicated during check-in, around 8:00 a.m. and 5:00 p.m., to handle pool maintenance and general garden care. We are sorry if there was some miscommunication and if this caused any inconvenience, and we would have been glad to adjust the schedule had we been informed. We are sincerely sorry that your stay did not go as you expected and hope that, despite the inconvenience, you will retain pleasant memories of Tuscany and its beautiful surroundings.

Villa Galinaio nice for groups…
Villa Galinaio was the right size and confirguration for our group. It was more rustic than we anticipated, but not a huge issue. The rooms were large, but not really well lit or heated. The bathroom was large, but did not have adequate counter space. The shower was OK, but lacked shower get and had flimsy sliding shower doors that often came off its tracks.

We are sorry that you experienced some discomfort with the heating in the rooms. Please note that in Italy, heating regulations are established by law, and for the Siena area it is permitted from November 1st to April 15th. Since your stay took place in early October, it was therefore outside the permitted period for heating use. We also thank you for your feedback regarding the bathroom. We chose Montepietraia e San Martino. We had a beautiful time there with our family. The villa is fully equiped and very clean. The olive orchards around are very impressive. During our stay, we got married in Rome, and the villa was the venue for our wedding reception. The contact with Emma Villas and resident Martina was wonderful. They helped organize the reception and personal chef. Martina also sent the items by courier, which we left in the villa. I highly recommend Montetraia e San Martino. The perfect place to celebrate your marriage with your immediate family.
