Worst Residential Management Company Possible
First Service Residential is the worst company one could hope for to manage your HOA. If you have a choice run as fast as you can from them. Constant late fees for non late payments, and mistakes in the account mean there is never a moment's peace. The ramifications for property owners are very real. This company should not be managing the running of a bath, much less vast swathes of properties up and down the country. They are absolutely incompetent and dishonest. I would like to see them driven out of business. This does not have to be this bad.

Data Compromised (Breach) which has yet to be addressed by 1st Service Residential. 7 emails, 4 escalated tkts and still not a call return. The lack of communication and the poor leadership.... Go elsewhere.

Extremely disappointing communication experience with FirstService Residential Alberta.
Resident inquiries are consistently redirected into a generic support portal, with no clear timelines for response, no visibility into escalation paths, and no meaningful follow-up once a ticket is submitted.
Responses from staff are templated and do not address specific questions regarding expected resolution timelines or Board escalation procedures. Instead, residents are repeatedly instructed to resubmit or wait indefinitely.
Given the high monthly condo fees, the lack of transparent service standards and resident-facing accountability is concerning. Communication feels designed to minimize engagement rather than resolve issues efficiently.
At minimum, residents should be provided with:
* clear response time expectations,
* transparent escalation pathways,
* and accessible Board contact procedures.
Currently, none of these are clearly available in practice.

Complex manager cannot keep up with maintenance contracts, as in their words " they're sorry, but they have 14 properties to look after " so clearly an understaffed at a minimum.
consistent raising condo fees due to the poor management and upkeep. Part of this has to do with builders issues, but I've been on my current location for over 2 years and the managers are still failing to have the siding work completed.
3rd party parking enforcement is a joke. No signage on the properties about where to park/ not park and consistently hand out tickets.
The old manager was decent but still failing, but the newest one they've promoted / moved onto the role is a poor communicator, under staffed, apparently overworked and consistently poorer performance than the last.

First Service Residential needs to be terminated in our community Victoriana Condominiums in Voorhees NJ. They are incompetent, negligent, untrustworthy, are contemptible, don't care about residents and misuse association funds. Their sole concern is the amount of money that they can extort from us. My BEST advice is to never live in a community managed by these bloodsuckers!

Recently we had trash not picked up[ in 26 Days. Contact the waste company and they told us they couldn't get to the dumpster, because they are blocked by a gate. The Truck is automated so it cant open gates. First Service never notified anyone, so the trash would keep building up. Really its their job to have a staff checking on stuff like this. Thats whjy we pay so much in Condo fees

It is sometimes blowing warm air as well.

First Service Residential is the absolute WORST HOA management company out there.
First Service = Worst Service
I left a review at the end of April and crickets! First Service should be ashamed of themselves as a management company. I have read many reviews and this company is abysmal to say the least.
In particular, we have spent two seasons at Tuscany at Innisbrook in Palm Harbor and Penny Garcia is the worst property manager I have ever dealt with. She is not trustworthy and doesn’t keep her word and if you read the Tuscany reviews, you would remove her immediately from this position and all of the issues of broken gates, broken pool heaters, leaky roofs, broken water softeners and the list goes on!
I would appreciate and expect a phone call from you to discuss my matter. Refer to my previous review left around April 23. Your rating is 1.6 and if people could put in negative stars, they would.

Positively THE WORST HOA we've ever been under. No one is watching the store OR allowing their residents access to their "inner sanctum." Never got a bill for a quarterly assessment, but then received the bill showing late fees. Where was our first bill. We would have paid it! HORRID!!!

The property manager repeatedly made me uncomfortable by constantly staring at me and asking me out even after I made it clear I wasn’t interested. My neighbor told me she thinks he entered my condo while I was away. I tried reaching out to upper management, including Audrey McGuire and Jeff Webb, but no one responded.
God awful
God awful. We deal with a Tyrant named Sherry. She fined us (first fine since living here for over 5 years) for parking partially in the grass to ensure the street remained safe for the school buses/kids. I included a picture of the vehicle partially in the grass and clear from the street for the bus at 8:40 am. Next day we parked on the street (you can see the safety issues). Sherry refused to wave the fine and clearly stated that the HOA does not care about the safety of kids in this community or the community in general. There is no reason why this corporate HOA should remain in this community. They don’t care about their own rules or anything besides lining their pockets.

I live in a townhouse in Barrie. In addition to townhouses the condo corp includes 8-plexes and apartments. This makes it more complex to manage. I couldn’t be more impressed with how our property manager Rita and her staff handle this complex task.

Management has unprofessional and retaliatory practices. There’s roaches and mold and break ins, loads of mail theft,unsanitary facilities, constant leaks, wreaks of trash, isnt ADA compliant …. And of course the rent is over 5k a month.

This company does resale certificate…
This company does resale certificate for the HOA we are buying a home from and we paid for the expedited service for 3-5 days. It has been over 10 days and their customer service told me to call back another day because there is a tornado in the area. They wouldn't even look up the reason for the delay and our closing date has to be postponed due to their lack of service. They are holding this transaction hostage and will not answer when it will be released.
Keep looking if you want a company that actually manages
If you are looking for a management firm that collects checks and not much else, this is the right company for you. Anything else is really outside of their area of expertise. Don't count on them to proactively manage those funds to mitigate risks, find more cost-effective means of providing services or mitigate the need for significant special assessments or consistently apply HOA requirements. Oh and responsiveness ... don't worry about that either although I will say that our latest POC is an improvement over the past couple but the bar was low. Subsequently, not a company I would recommend for any HOA needs and date of experience should actually reflect just over 4 years.

This company is useless. They don’t talk to you. They don’t call you back. You send them letters pictures. They do absolutely nothing terrible. They’re full of shit. I’ve had them for 21 years. They’re terrible. They should be put in jail.
Rico Pasamba Unprofessional
Rico Pasamba is the manager for Harmon Cove Towers in New Jersey. I was directed to contact him regarding an issue I was dealing with in one of my units, and unfortunately the experience has been extremely frustrating and unprofessional.
Rico initially told me he would look into the issue and call me back with an update. That call never came. After waiting, I followed up with multiple emails asking for an update and received no response. I also attempted to call several times, but my calls were ignored. Eventually, he completely stopped responding altogether.
To make matters worse, when I asked for the contact information for his supervisor so I could escalate the issue, he refused to provide it. This has now been going on for months with absolutely no resolution to the problem in my unit.
What’s even more concerning is that I own another unit in a completely different building, in a different state, that was also managed by FirstService Residential. That building recently replaced FirstService Residential with another management company specifically because of the poor job they were doing managing the property. Based on my experience, I completely understand why.
Between the lack of communication, the refusal to escalate issues, and the complete disregard for resolving problems, this has been one of the worst property management experiences I’ve dealt with. I would strongly recommend that any HOA or property owners carefully reconsider using FirstService Residential if they expect responsive management and accountability.
