First service residential is a bad…
First service residential is a bad actor. They put property managers in place in developments which are run in a corrupt manner to further enforce financial fraud via real estate.
My development has had 4 property managers from FSR in the last 5 years, and they are all the same. None of them know anything about properties or managing buildings. All of them make up fines, which are not violations according to the bylaws, they refuse to present documentation to backup their fine, and they refuse to communicate after threatening a made-up fine. Property managers are negligent, their negligence creating fire and health hazards. Property managers threaten fines when asked to do their job property in regards to said hazards. Property managers lose all documentation provided; each time there is a dryer vent or fire inspection or any other kind of maintenance requiring documentation, they lose it. My current property manager has lost 5 such documents over 3 years, and I’ve had to resubmit them each 3-4 times costing me time and money.
Senior Vice President at FSR (Donna Fiore Donna.Fiore @ fsresidential.com) completely ignores all issues reported directly to her.
FSR is a company that helps corrupt development owners further facilitate financial fraud committed through real estate by putting corrupt lying cheating criminals in place as property managers. This is a bad company. They should be thrown in front of a judge and shut down. You will regret ever having to deal with FSR for anything. Avoid at all costs.
Terrible company
Terrible company - and the person I deal with, Shean Buissereth can not manage a building. The super who lives in our building Mike Marisenovic is even worse than Shean!
Executive Chef
Brian Johnson contacted me about his success after leaving First Residential, he worked for the company for a few months, we were amazed of his talent, and all the residents were concerned of his absence. We truly anticipate quality, talent, and professionalism, He catered my sister's wedding of 120 guest, it was amazing, he has his own business Simplicity Desserts & Catering, we are so proud of your continued success and most importantly you are an amazing Executive Chef!!
Condominium Association Management
This company manages my condo association. Recently, I've had to engage them and have found them to be disorganized, uncommunicative, and unresponsive. It's been beyond frustrating trying to resolve a billing issue for a special assessment. NO ONE will help in a meaningful way that solves for the payment. I've gotten delay, runaround, and convoluted answers that do not clearly lead to solution. I was however directed to a site where I was offered a non-specific option to make a generic payment, THAT I HAD TO PAY A FEE FOR, and to ensure it was credited properly, I had to take further action to make sure I sent follow up special message to a person who has been unresponsive. So, pay them extra, and still do the work myself? They have no ability around their payment systems. They cannot create a bill properly, offer a solution to pay it in an alternate way that is clear and straightforward. I called Customer Service and asked for escalation, and they refused. No solution, no recourse. Poor, poor, poor performance. Completely frustrating.
This board sucks!
Our water valve has been broken ever since December last year, we've been non stop contacting them about the issue and had a mechanic/plumber come look at the issue. He told us that FS legally is entitled to fixing it and told us he would let the community manager know. Its been a couple months since then and we have no update, they just keep dragging us in circles. They only reach out to hand out fines. Don't get affiliated with this board, money fishers and incapable workers, worst service I have experienced. If I could give them 0 stars, I would.
Late Fees on Late Fees on disputed, phony charge
I typically pay my monthly fee online in a website ClickPay and do not receive paper bills. I have never in 26 years made any payment late. In 2023 I received a bill by US mail for annual insurance. Since this was a new management company for my community I thought this was a separate group within FirstService Residential and mailed a check with the return envelope. Then when paying my monthly fee on ClickPay, one click paid an amount that included that $484 insurance payment. No prior listing of what charges were in the system. No page to review before payment like every other payment site has. Just paid the insurance charge along with the monthly fee. There was no option to cancel the payment or modify it. I was not familiar with FirstService Residential and didn't realize the payment site was a third party. The ClickPay site had no support or even contact information and did not list FirstService Residential at all. I used the "Chat" feature to list my problem and ask them not to deposit my check or to cancel the online payment. No response! I tried several times and finally someone sent me a response with a FirstService contact phone. Calling that phone resulted in "Cannot Accept Calls" I put a Stop-Payment on my check since I could find no other way to stop paying $484 twice. FirstService then deposited my check a week later although their system showed $0.00 due. They then charged me $44 for the Stop-Payment! I finally found the new community manager and disputed this charge. Somehow the community board decided that the $44 was appropriate and that I should have paid the insurance charge twice! I paid it while still disputing it but then was charge a $25 late fee. I complained and was told the matter was closed. I now have $600 in late fees charge monthly on that first late fee! The community board again feels this is appropriate. Someone is getting a kick-back from this new management firm.

I was on property at Leisure Ville and met with Becky Goldstein. She was so amazing with answering all my questions and concerns. She was so helpful and pleasure to work with.
I am a homeowner in Fort Worth
I am a homeowner in Fort Worth, and for the past two years, our HOA has been managed by FirstService Residential. Unfortunately, my experience with them has been extremely disappointing. Their primary focus seems to be on charging additional interest and reminder fees, rather than providing quality service.
The payment system they use is managed through a third-party platform, ClickPay, which requires homeowners to coordinate between two separate companies just to make payments. On two occasions this year, I was charged late fees and interest despite having auto-pay enabled. The issue stemmed from ClickPay processing the auto payment after the due date through no fault of my own.
When I contacted both FirstService Residential and ClickPay to resolve the matter and request a refund, I was redirected multiple times between departments. Despite clear evidence that the error was on their end, my refund request was dismissed almost immediately, without any proper review or explanation.
The entire experience has been incredibly frustrating, with little regard shown for professionalism or customer service. Homeowners deserve better accountability, transparency, and responsiveness from the companies managing our communities.
Kind words make a positive difference!
In March and May of this year, FirstService Residential mistakenly sent me 2 separate violation letters of adding artificial grass and a sauna to my backyard without permission. It wasn’t us. It was our neighbors. I called, emailed, and wrote a letter via snail mail then I called and emailed again. There does seem to be a lack of communication btwn the call center, employees, and clients. After I contacted Stacey T, Crystal G. And Barbara W, it was finally resolved today, 8/12/25. I am grateful for the thoughtful and caring apology that I received from Barbara W. Her kind words really made my day. She eased my stress of the prospect of having to pay fines for my neighbors violations.
FSR is Suddenlink reincarnated!
We were told by our roofing contractor that we need to file an ARC with FSR.
The process of finding this allusive ARC form and finding where/how to get it to someone requires hours of trial and error search's. We never did get the form and filing process we needed. I will be attending the next homeowners meeting and will be demanding we look for a better organized company than FSR.

Dishonest and power mad
I was falsely accused, fined $100 and punished to not use facilities at Corkscrew Shores where I live for 30 days, Fs Residential Jon Phillips accused me of berating an fs employee without an ounce of proof. I was provided 3 grainy videos of me sitting at the bar waiting for my food without any audio. I was accused of pounding my fists on the bar and berating staff--all totally untrue. Phillips refused to meet with me three times on the issue. Since I wrote a response for the hearing and di not attend I was automatically judged guilty--without knowledge that attendance was mandatory to have any chance of a fair shot. I will be active in getting them replaced.
Every time I have to deal with FSR
Every time I have to deal with FSR, it's difficult. If you talk to different people, you get different answers from each of them. Everything seems very disjointed. If you have a problem, all they say is there's nothing they can do. Nobody really takes ownership to solve issues.
Plus, we just are currently doing a large project of repairs. Unfortunately, the bidding does not seem to be a real competitive bidding process. The companies doing the repairs are subsidiaries of FSR and the pricing appears to be very high.
Owner unhappy with First Residential
My interaction is with a First Residential representative. As an owner of the property I found her to be dishonest and unprofessional.
I strongly urge other owners to pick a different PM company.
Sexual harassment by security Harish K
I live in Upper Duke Crescent. There is a security guard supervisor named Harish Kumar who sexually harassed me at the reception desk by saying something sexually. His attitude was also very rude from the beginning.
I contacted FirstService Residential head office couples time and requested to speak with the regional manager Paris, because this is a serious matter. FirstService customer service promised that Paris would call me back, but I never received any response. It seems they are trying to avoid responsibility.
As a result, I feel compelled to write a Google review to let others know how poorly this company handles resident complaints—especially cases involving sexual harassment.
Furthermore, the security guard, Harish Kumar, tried to deny what he said, which is very concerning. It’s frightening that the property management would hire someone dishonest to work as a security guard
The worst managment company
The worst managment company. specially in the State of Florida. They don't care anything about the customers. lot of people for example in Ponciana Village association get a lot of overfees, If some one miss to pay couple months they send to the attorney charging higher fees in order to send to the county as lien making house ownes some time to loss their houses for HOA fees. Terrible for me 0 review.

Absolutely rancid property management group. Months without replies, circular discussions, no execution or accountability - steer clear, you couldn’t do worse than contracting this company to manage your units.

Rude, incompetent, unhelpful. Overpriced. Worst experience ever.
