Just another timeshare scam
Just another timeshare scam. Don’t buy into the “deed” concept. Most of the properties you can stay at for $300 a night via public web searches, and you can never get out of the program without walking away from your buy-in. Total waste of $17k
We are winning with Hilton Grand Vacations
We have been to a few timeshare presentations. I felt this last experience was great with Hilton Grand Vacations. We purchased 8000 odd year points for $16,900 and $1225 annual maintenance fees.
So far, we are getting our money's worth. The bad experience has actually been coming into contact with the negative people online afterward. I feel like it is like the Salem witch hunts/trials where you had a bunch of people lying on others to the point of actually getting them murdered. You have to be careful when you see so much concentrated negative activity. It is a sure sign of a demon(s) at work.
Anyway, I am glad to say our experience beforehand was great, and our experience actually using our timeshare has been equally great. We've booked Vegas twice, Palm Springs, and Paris so far. No problems. No plans on stopping.

First time traveler to Vegas was…
First time traveler to Vegas was approached by some people in the lobby offering us tickets and food credits. I thought nothing of it and went along. I was told all I had to do was tour a new Hilton Hotel. We were told to meet the group in the lobby the next morning to be taken by shuttle to the hotel. Once we arrived at the hotel everything turned weird. We were NEVER taken on a tour at all. Instead we were taken into a room where were asked questions about our marital status and how much money we earned. Next, some guy named Trea came and lead us to his cubicle. He asked us questions about our personal life and went on to say that he is supposed to take us on a tour around the property but since he was in a suit and we were in Vegas heat that he would just skip that part. A few minutes later we were shuffled into another room with other victims that were on the shuttle and given a presentation by a little guy named Smitty claiming to be a world renowned boxer. After sitting through this presentation we were returned to Trae’s cubicle. The big punch here is they were ultimately trying to sell us a timeshare. They wanted $12,000 for said timeshare which would be $1000 per month plus HOA fees. Once we told him no, he went and got his supervisor and she tried to convince us as well. I was able to end this entire situation, because through this all they said this would only last 90 minutes . I immediately brought that up to the lady and advised her that it had been 2 hours. Once I said this she dismissed herself and us. Then the guy Trea that had initially been so nice started straight out being rude and nasty to us. He told us he has had a very unpleasant experience with us and the next time we came to Vegas not to sign up for anything. They refused us the gift that was offered that brought us there and we had to get our own Uber back to our hotel.

we decided to give Hilton GVC another try. Had owned back in the early 2000's and had to sell it back. We scheduled a tour and due to lack of communication from the host - we missed the first appointment due to traffic on the island and a misunderstanding of what time we were supposed to be there. Was told that 'our staff has gone home' and yet we saw people sitting in the room meeting with sales people. The manager and concierge were quite rude and consecending - but we agreed to come back the next day. Arrived and were given our package. The 'host' spoke almost exclusively about herself and how she owned - and her mother owned, etc. We felt this was a bit narcissistic. We took a tour of the place and the salesman was very honest and good... However, once we decided not to spend $50,000 for a vacation ownership (putting down $5-8,000) the 'check out' girl came - and tried to sell us a 'one year' vacation plan... when we said 'no' a second time she became very curt and rude. She had our 'award' and asked us to 'sign' that we had received it. Once I signed it- I stepped back to let my wife and she snatched the paper, turned and walked away.
I would NEVER recommend HGVC. I've been a HHonors Elite member for 16 years and have never been treated so poorly.

**Hilton Grand Vacations: From Trusted to Terrible Customer Service**
As a member since 2011, when it was still Diamond Resorts, my family and friends have been loyal patrons of Hilton Grand Vacations (HGV) for decades, dating back to the 1990s. Unfortunately, our experience with HGV has drastically declined, particularly in the realm of customer service.
The customer service provided by Hilton Grand Vacations is appalling. They are unresponsive to calls and emails, and when an escalation request is submitted, they fail to follow up. Their lack of action in processing necessary items results in the member being unfairly penalized.
I used to recommend HGV to anyone considering a timeshare, but that is no longer the case. Moving forward, I will make it a point to never speak positively about Hilton Grand Vacations again. Instead, I will start referring my friends, family, and clients to Vidanta and Wyndham Destinations, where they are likely to receive much better service.

I am disappointed with the purchase of HGV. I have twice booked a reservation on the website and then the vacation reservation disappears. The first time, I called and they were able to resolve it, but the second time, they told me they do not see any evidence that I booked the reservation. It was on their website and the points were taken away. The points were then returned to me on the website, but no call nor email was sent telling me why and that the reservation was no longer on the site. So word to the wise, if you do book through their website, take a photo of the reservation they list on the website and the number of points you had before and after so that at least they can't think you are making this up. It's very inconvenient because I already booked the flight and asked my friend to book their flight. So now we have the flights but no hotel reservation. They said they would look into it with another department. I'm hoping they can see the point transfer somehow on the backend of their computer system. It's just not right.
Hilton Vacation Club Presentation
When you attend a presentation for Hilton Vacation Club in Oahu Hawaii, they show a nice ocean view apartment and talk about how nice it is to own one but at the same time he/she is talking about owning it every other year. They go over everything super fast and flip pages to confuse you. When it comes to talking price they have already prepared 3 different pages with the price and location that is totally different than what they showed you. The first one is for every year ownership in Florida, why are you selling me Florida when you are showing me Waikiki? The second and the third pages and quotes are for other islands for every other year, aha! that's why he was talking about owning every other year to manipulate your mind before hand, again why are you showing me a beautiful apple and trying to sell me a rotten smelly apple? Their financing program is all deceptive. The term is 10 years and if you multiply numbers you realize that you will pay more than double the original price they offer you. Don't trust anyone in Waikiki presentation. They are a bunch of crooks with predetermined properties to shove into your throat while they show you something else.
A Den of Thieves
Dont stay at any hilton. If anything goes wrong customer service and management are the worst. Imagine getting a timeshare deal, then getting robbed so you are unable to attend the timeshare. Get locked out of your room multiple times. Only to then luckily find your way home with no ID to call hilton directly to pay extra as you know you failed to get to the timeshare. At which point they tell you any package you prepayed for including a cruise is nonrefundable and you won't be getting any of the items you already prepaid for. I had to call hilton grand vacations dozen of times and kept getting promises for a call back that never happened. After over a month and hours wasted I finally had someone offer me 5,000 hilton honor points. The equivalent to like 20-30 bucks tops. I ended up paying more for my room then I would have if I didn't use the timeshare deal. My time and energy was wasted on terrible customer service and terrible individuals. I was robbed twice. Once by my assailant. And again by hilton grand vacation by refusing to accommodate repurchased merchandise.
Caution
Let me first make a distinction between the staff and management of most of the properties and the sales/ booking teams of the organisation. There is a severe disconnect between the 2. The people on site are always extremely helpful and pleasant, and often as frustrated as the owners at the behaviour of the other sectors. It's for them I gave the 2 stars.
We've been owners now for 3 years. If you are not retired and are looking for specific dates and resorts to travel to DO NOT become a member. The availability for most places is horrendous - almost impossible to get 2 weeks anywhere as the weekends are nearly always unavailable.
The maintenance fees are exorbitant when you consider what the initial outlay is. Unless you are staying at resorts out of season where they offer points discounts the same accommodation isn't that much cheaper than just paying cash instead of the annual fees. So you'll never recoup any of that original investment and you lose the flexibility of not being tied to HGV properties.
Every sales pitch we go to we are informed that the previous sales people lied to us. Including: they should have given you more bonus points, the HGV experiences arent actually unlimited, that biannual points purchase doesnt actually count toward your tier upgrade and trading in your existing property to 'upgrade' increases your maintenance fee per point and loses you equity - upgrade seems generous...
DONT TRUST THE SALES TEAM and dont believe their nonsense about 'this offer is only good for the next few days, or if you commit now on this call I'll give X bonus'. Always walk away, think about it and phone them back if interested later - guess what, the offer is still there, plus extra room of negotiation to close the deal.
The positives for us have been that I am self employed and have the flexibility to travel around their not blackout blackout dates. It does force me to take a break and travel as rolling over points to use next year obviously involves a tasty fee. The staff at most of the properties are great too.
Would I buy again if I had the chance. Definitely not. Am I too stubborn to sell it back to them at a loss - probably....

If you ever get an invitation for a Hilton grand vacation trip, turn it down! I took them up on their beachfront property to Myrtle Beach, South Carolina. We were placed in a shabby condominium with broken furniture and dirty carpet. It was very depressing and it was not beachfront high-rise resort as promised with an upgrade fee of $50 a night. We were moved to a beachfront property that was less shabby, but it was still very sad. Our obligation to attend the sales meeting was even worse. We were battered for three hours by sales people just to receive our certificate for $100 discount at any Hilton Hotel. I doubt I will be staying in a Hilton ever again.
This is a total rip off
This is a total rip off. They try to make it sound like you're getting into a wise investment and you pay a lot of money for that. But IT ISN"T an investment. They "capture you". With a normal investment, if things are going good, the value is maintained and you can sell out if you want. But you can't do that. If you ask to have them buy it back, they say it is only worth pennies on the dollar, not anywhere near what they just told you it was worth litterally months ago when they were trying to get you to buy more.

Beware of hidden restrictions after paying for package!!!
I am writing this review because I have had a heck of a time scheduling the trip aligning the hotel with the flights. If I had to do all over again, I WOULD NOT sign up despite how good they make the package sound. I feel misled and very frustrated with the process of attempting to finalize the hotel/resort for the dates I am planning. When they pitch the package to you they seem very helpful in trying to get your business, but when it comes to scheduling it, they no longer have the same customer service.
A few things that were not transparent/clearly communicated when I initially signed up for this package.
1. There are only certain hotels/resorts that are part of this package program. When I signed up, I was told to go to Hilton’s website to see what hotels/resorts are available once I figure out the dates I plan for the trip.
2. From the available choices of hotels/resorts, each one has a block of the hotel rooms that can only be used for this package. When they are booked, they do not help, instead they told me to keep calling to see if there are rooms that opened up due to cancellations even though the website for the hotel says there are still available rooms. I don’t have the time to call every day. Even though they pitched the offer of no black out dates, no resort fees, no special or hidden fees, etc, just a 2 hour timeshare offer that I would have to participate in to receive the full benefit of the package. They never said anything about limited hotels/resorts and even more so limited rooms.
3. They call from an unknown number so if your phone does not accept calls from unknown callers, you will not be able to take the call. I’ve sent emails and left numerous messages. I was told a manager would call me, but I never received a call from a manager.
Honolulu Horror- I was promised one of…
Honolulu Horror- I was promised one of three properties in Honolulu for my April 2024 dates. I was bringing my grandchildren and pool and location was crucial. A month before the selected dates, I was confirmed…at another property which was not one of the three advertised and promised. When I called HGV, I was told that these bookings were “virtual bookings” and also told that I could only cancel for credit towards another property, not a full refund on my credit card. In other words, I was bait/switched.
not worth it
Full disclosure. I did not want to purchase, my wife did and I went along. We've been owners for about a year and a half and absolutely would not do it again. The resorts are lovely, but the aggravation isn't worth it. The website is absolutely terrible and you have to use it to do anything or they charge you extra. Certain resorts are impossible to get into unless you have "bonus points" Hilton head? forget it, Italy? forget it. Long story short, not NEARLY as good as they say and aggravating to the 9th degree.
Hilton Scam
We paid a lot of money to visit a premium Hawaii resort. When our travel plans changed due to a work conflict, HGV issued us a credit. We decided to go to a local beach in FL. Instead of putting us up in a nice hotel on the beach, they put us in a dump. We promptly cancelled the stay. HGV promised to issue a credit - which never happened. This organization is a total scam - void of any reliable customer service - operating under the Hilton brand. Stay away! BTW, I travel a lot with my Fortune 200 company sales job. This experience has made me avoid the Hilton properties completely. Someone at their corporate HQ should take notice of the negative comments on this forum. The HGV ponzi scheme is a boat anchor for their brand.
Unscrupulous sales tactics
I'm really disappointed with my experience with Hilton Grand Vacations. During a tough time when I was trying to cancel a trip because my mom had just passed away, a representative convinced me to buy a prepaid vacation package. They assured me it was flexible and I could use it anytime, which seemed like a good idea given my hectic schedule dealing with after-life affairs and estate matters.
What makes this particularly upsetting is that the salesperson was fully aware that I had been the main caregiver during my mom’s five-year battle with cancer and may not have been in the best state of mind when making such a decision.
But now, when I'm finally ready to book the vacation, I’ve been told the package has expired, and I need to pay more to reinstate it. This was never mentioned to me when I bought it. It feels really unfair and misleading.
I'm supposed to talk to a manager tomorrow, but after reading so many bad reviews and having this negative experience, I'm not keen on giving them more of my money. I hope this helps others be cautious and make sure they understand all the details before purchasing a prepaid vacation package from Hilton Grand Vacations.
