We stayed at Romney Sand's twice last year in Gold accomodation and was very pleased with the caravan's quality . This year =
Gold my armpit !! We've got to get out of bed to turn the light off - no sockets by the bedside either, mattress like a marshmallow, bog standard bench seating in the lounge, poor quality fittings and fixtures & no luxury furnishings that you've paid for with Gold - no where near the quality of caravan during recent stays here. l was told at reception it is decided by size & not quality - a new policy by Parkdean head office !!?? No wonder we've been lumbered with a heap.
So be warned - You could get a nice caravan or a dump - that's the gamble .
We won't be returning
P.S. I've no qualms with the staff they did all they could in the circumstances and changed the mattress.
Check the description for the caravans, ( on their website )it quotes very little information about the caravan quality, it was a more comprehensive guide previously & you knew what to expect on arrival. Now it's basically a lottery on what accommodation you'll be allocated arrival
Edit: For the manager, being clean and tidy is what is expected regardless of wherever people rent holidays but skimping on the expected standard of furnishings isn't. If I return to the area again I'll go to Marlie instead!

I booked Carmarthen Bay hoping for a safe, peaceful family holiday with my children before major surgery.
Instead, I spent far too much of it dealing with problems.
Some were serious safety concerns.
My toddler became tangled in long blind cords, pulled loose plastic from the carpet edging and put it in her mouth, and the shower leaked, creating a slipping hazard, before eventually having to be replaced.
There were numerous other maintenance and condition issues throughout the accommodation.
Then a large, muscular dog, which appeared to me to be a powerful/dangerous-breed type, was roaming loose around the chalets while my toddler was playing outside on our patio.
It had no owner beside it or lead, was defecating wherever it wanted and appeared to ignore its owners when they called it. After that, we stopped using our patio because I didn't feel comfortable letting my toddler play outside.
Things became considerably worse when police attended the neighbouring accommodation and arrested the resident. There was subsequent shouting, swearing, banging and disturbance. By the end I had barely slept and no longer felt comfortable remaining there with my children, so I left.
Parkdean's repeated argument has been that I should have reported every issue to Reception so they had the opportunity to put things right.
But at what point does that cease to be a holiday?
I don't pay for a family holiday so that I can continually discover hazards, go to Reception, explain another problem, wait for maintenance, deal with the next issue and then start the process again.
I also explained to Parkdean that I have disabilities which make confrontation and repeatedly approaching Reception to complain extremely anxiety-inducing. I did report significant problems and maintenance attended, but I became increasingly uncomfortable continually complaining and feeling as though I was being a difficult guest.
Surely guests shouldn't have to report every single defect before they're allowed to say that the overall experience was unacceptable.
Parkdean offered to return £153 for the additional nights I paid for but didn't use. Their subsequent settlement offer was £225 in total – effectively only another £72 in recognition of everything else we experienced.
I even tried to find a practical compromise rather than continue towards court proceedings. I suggested 14 nights at Trecco Bay during term time, when we conveniently need to be away while works are taking place at our home.
Parkdean refused.
BE WARNED
Parkdean never asked me why I was taking my holiday.
However, if you happen to mention that work is being carried out at your home while you're away, apparently that information may later be used against you.
When I extended my original holiday, I openly told park staff that my bathroom was being worked on. Nobody raised an objection, nobody mentioned a “residential use” restriction and Parkdean happily accepted another £153 from me and extended my holiday.
Yet when I later suggested a two-week Parkdean stay as a practical way of settling my complaint, explaining that works would again be taking place at home, Parkdean relied upon its “residential use” clause to refuse it.
They even told me that my previous extension would not have been permitted for the same reason.
I have a permanent home. I wasn't asking to move into a holiday park. I was proposing a fixed two-week family stay while work happened to be taking place at home.
So be careful what perfectly innocent information you volunteer about why you've chosen to go away, because in my experience it can subsequently be characterised very differently when you make a complaint.
The most frustrating part of this entire experience has been Parkdean looking at everything individually:
You should have reported this.
We repaired that.
You should have gone back to Reception again.
But add everything together and ask a much simpler question:
What sort of family holiday requires the guest to spend their time repeatedly reporting maintenance problems, child-safety concerns and neighbouring disturbances just to receive the holiday they already paid for?
I genuinely tried to make the best of it. In fact, I even extended the holiday before circumstances deteriorated further.
Eventually, I just wanted to take my children home.
That isn't my idea of a holiday.
Stayed in bideford bay from the 31 August for 4 nights but left early has the place we stayed in wasn't clean properly smelld and just felt dirty stayed for 2 nights and then left from the start we had to wait to get in our accommodation as the room was not checked spoke to the staff in reception got told we are not ready to check in we waited till 5 pm reception staff didn't seem to care we had 5 people in our accommodation but not enough bedding for all of us. tap in kitchen leaking ask for more bedding but turned up next morning reception staff didn't seem to care will not be going back
Parkdean - Crantock beach
We booked a gold dog friendly caravan which we paid £1500+ for 7 nights. I am utterly disgusted with this park. To the point we have left today and not stayed the duration we have paid for.
1. The caravan
Firstly it stank as soon as we walked in, dirty smell. The furniture was full of stains as were the carpets. The net curtains had holes in them. The windows were growing moss and mould. The bathroom had mould around the basin. All the rooms stank and had tired carpets. The outside of the caravan’s are even dirty! Completely basic and not at all gold standard, god knows what the lower ones are like. I have stayed in many dog friendly accommodations and this was shocking.
I asked at reception if we could move as soon as we saw the caravan but the lady said nothing else available.
2. The clubhouse
The tables are all sticky, the food is dreadful, drinks are expensive and were the children are expected to enjoy the limited activities is beyond me. The area is cramped in a corner next to table edges were they could easily bang their heads as the space is so small and this is meant to be for the kids disco which again if you can call it a disco!!!
AJ in fairness did his best and we couldn’t fault him as did Robyn who was alone to deal with the bar by herself!
3. WiFi is an added extra, we paid for the week which allowed 10 devices to connect. We could not get connected in the days we were there. I went to reception to advise of this to be told it is nothing to do with them and it’s a third party. She gave me a number to call, I did he sent me a trouble shoot email. We still couldn’t get on! Do not waste your money.
4. All you pay for on this site is the location. The park and caravans need a total revamp. I do not know how they can charge what they do for the quality of the park and accommodation it is dreadful.
5. AVOID - Needs to close and have a total refurb for the prices charged. The owners need to stop the greed! I will be reporting
Terrible condition lodge, refund promised but never paid.
The lodge at St Minver was very old, tired and shabby.
There issues were:
- we were given the key to the wrong lodge so we nearly invaded other people's privacy
- cobwebs everywhere
- ant infestation
- silverfish infestation
- dishwaser didn't work
- shower kept going stone cold
- broken bed
- broken chairs, so wobbly they were dangerous
- curtain pole hanging off the wall
- inventory was short of glasses (4 in a lodge for 6!)
We politely brought all these problems to the reception attention and some of the items were fixed: the chairs, the ant infestation, the curtain pole, the showers, the missing glasses.
But the dishwasher was NEVER fixed, so we had to wash up after evey meal foer the whole week - not what we piad for in the "de-luxe" (ha ha HA!) lodge which we paid plenty extra for.
On the last day, the site manager, Keith, came to inspect the problems and he agreed it was not at all good. He offered a £500 refund - to be paid "within 5 days" - and I agreed not to review Parkdean until we'd received the partial refund.
10 days later and just like others have reported, there is NO REFUND. I've written to them, including to the CEO, Steve Richards, saying we want the promised refund and we WILL review Parkdean Resorts, but they are collectively so stupid that they have failed to give the refund and have not responded to my further written complaint.
VERY stupid indeed, when coming good on the refund promise would have earned them a 3* review for at least doing their best to rectify the problems.
But as they've played hard-ball and refused to give the promised refund, this HONEST 1* review is the TRUTH about how shabby their lodges, equipment and empty promises are. It seems they actually WANT 1* reviews. Just how stupid can some company CEOs and their Managers be?
So we'll pursue the refund they promised to us through a Section 75 Credit Card claim and if necessary through the Courts, with costs, which will cost this idiotic company a whole lot more.
You've been warned!!! If you want a good holiday, avoid Parkdean Resorts. If you ignore this advice, then make sure you pay at least £100 of it by credit card to be eligible for a Section 75 claim when it goes wrong.
And if they offer you a partial refund - laugh at them,,,, because there is plenty of evidence on Trustpilot that they LIE and don't honour their promises.
Seriously - AVOID this terrible company! Save your money and go elsewhere!
No promised refund .I booked for sea view and parking which was paid as extra complained at the time and when back eventually got a reply saying sorry as a goodwill gesture they are giving me back the money I had paid for the sea view and parking would take a few day s still no money back in my account after 4 weeks almost don't belive a word they say im really angry now
Just cancelled our break in first week in November because they wanted to closed the season early.
I suspect that they have had a really good earner with the hot weather .
We took time and effort booking our break. We'll never use park dean again.
SHOCKING CUSTOMER SERVICE NO RESPONSE TO A COMPLAINT MADE 2 MONTHS AGO.
DIRTY DISGUSTING CARAVAN RESULTING LEAVING A DAY EARLIER THAN PLANNED WITH ZERO CUSTOMER SERVICE ON SITE AND EVEN LESS AFTER.

Disgusting company which has no spine or back bone and don't care about they customer service and peoples needs and pressure in daily life.
Booked a holiday paid the cancellation fee and deposit but due unforeseen circumstances we had to cancel because of a temporary financial difficulty.
Spoke to the company who basically said we wouldn't get our deposit back because we didn't qualify your have to be either dead or dying to qualify for that to come into effect
Please read there terms and conditions carefully.
SHOCKING COMPANY.
I hope the directors or owners sleep well at night knowing they had just robbed another working class family of they're money.

I would like to let everyone know before booking at Parkdean in Bideford Devon to check all entertainment as when my husband and i recently went to Parkdean the only entertainment we had was bingo and a DJ with a childrens Karaoke 10 pm at night. When i complained i was told the entertainment venue can change without notice. Misleading information! I have asked Parkdean for a partial refund but it seems they are not willing to budge so now i have had no alternative but to take this higher. We travelled from Brighton in Sussex and paid the top season price for a low season package. Totally unexceptable!

Had a lovely family holiday at Bideford Bay last week but unfortunately our van in the Parklands area was disgusting.. 🤢🤮
The pots and pans were unwashed, the floors were filthy with food, dirt and dog hair, the worktops were sticky with old cooking oil dried on and my daughter was covered in bites from what the doctor suspects are bed bugs 😪
VERY DISAPPOINTING!!!!
We did report this to reception staff on day 1 of our stay but we were basically fobbed off and told there was nothing they could do 🤷♂️
NOT GOOD ENOUGH PARKDEAN RESORTS!! 😐

Summerfields at scatby. Maisonette. Sofas pealing and flaking. Feet were black in 10 minutes, clearly needs deep clean. Swimming pool changing area filthy green carpet, why not tiles but it was disgusting at 10am. Only communal showers. Little activities and small amusements. No outdoor seating near accomodation. The only plus is 10 minutes from beach. I could have gone to haven for same price as they have never disappointed.

Parkdean ruined my holiday, ignored my emails, and when I called them, they lied saying a manager tried to phone me to close the case. I have the call logs proving they never called. They are now disputing my bank chargeback using false information. The caravans were filthy and falling apart, got moved 3 times and gave up in the end! Highfield Grange is a dirty, disgusting place. Do not go here ! I am now going down the legal route!

I am absolutely appalled by the rigid, discriminatory service we just received via Parkdean’s online chat. Our holiday is in 4 days. I contacted them to move our booking because they explicitly admitted our current park (Torquay) has ZERO units with decking to accommodate my autistic son's severe sensory and safety needs. The advisor confirmed a move to Bideford is physically possible and that our Blue Light Card discount applies only to the first amount not the new amount . However, they are refusing to process the move unless we pay a standard £40 amendment fee.Under the Equality Act 2010, service providers have a strict legal duty to make reasonable adjustments. They are legally prohibited from charging a fee to implement a necessary disability adjustment.Insisting on this £40 charge just 4 days before we travel has added unnecessary stress on an already stressful situation. To make matters worse, the online advisor disconnected the chat on me while I was trying to resolve it.
This has added unnecessary stress needed at a difficult time in our family . Asking for almost £90 just to go to somewhere with a decking !
I have emailed customer relations but says 14 days for a reply and this is not the conversation I want to make infront of my son as it shouldn’t be made an issue it’s his holiday

Have submitted a complaint. Had a holiday booked Monday to Friday, left early Weds as could not stand how dirty the caravan was anymore.
Sofa was stained with black marks, blood and am sure i could smell urine. Doors were smeared with dirty hands and what looked like food. Outdoor furniture had no cushions. Carpets were dirty, floors sticky and left me with black feet. Final straw was seeing bugs crawling on the kitchen and see one on my 4 month old baby. Imagine being on maternity leave, spending money to have a little break and staying somewhere like this hell hole.
We paid for a Gold Premium caravan, honestly was awful. Not at all what they advertise. Should add *dirty soiled furnishings to their listings so we can be aware of this before being robbed of our money.
Stayed at many a campsite and Park Deans has been the worst by a million miles.
Site was Camber Sands. Booking ref is

I have videos and pictures of the caravan.

We are currently on holiday on Pendine Sands holiday park and for the second time during our weeks stay we have been rudely awakened by building work noise at 8.10am. I complained to reception on the first occasion and obviously nothing was done about it. I’ve spoken to the men putting the new decking on the caravan nearby again and they’ve told me that they’re contracted to start work at 8am on caravan parks which is totally outrageous and shows a complete disregard and consideration for the people who’ve paid good money to come on holiday on them for a rest.I will not be returning. If you’re after a relaxing holiday to recharge don’t come here.

Our family holiday on Monday, 25th May, was completely ruined by a combination of disgraceful guest behaviour, negligent staff, and a total lack of leadership from the General Manager at Trecco Bay.
The Guests (Bramble caravan #34):
Shame on the incredibly selfish occupants who were meant to check out at 10:00 AM but refused to leave until 5:00 PM. Not only did they overstay by seven hours, but they also severely trashed the caravan and even used the kitchen table to light a fire.
The Cleaning Supervisor:
The cleaning team showed a shocking lack of awareness, failing to even notice that the guests had not checked out for seven hours. When the supervisor finally rushed over at 5:00 PM, they confirmed the caravan was unturnoverable due to the extensive damage. To make matters worse, communication completely broke down; the supervisor claimed they notified reception, yet reception left us waiting around for two hours on the false promise that the caravan was actively being cleaned.
The General Manager:
Ultimately, the blame lies at the top. The General Manager has proven they cannot manage this holiday park or its staff. By booking 100% of the caravans with absolutely zero contingency units held back for emergencies or maintenance, the GM left the park entirely exposed. When a crisis hit, the staff fell apart due to a lack of proper oversight, and the park had zero backup options for us.
Because of the GM’s greed or incompetence in overbooking without a safety net, my family was left with nowhere to stay. We were forced to turn around and drive all the way back home that night, finally arriving at midnight. This was a masterclass in poor management.

Haha if you want a holiday at parkdean please see below the fun activities you can do. See below
So the list above shows you the amazing activities, the picture on the advert shows archery, when in fact its a bow and arrow with a ball stuck on the end shooting at footballs on a tiny 5 a side pitch. The arcade consists of 4 grabbing machines a total 6 2p pushers and few more things total of at 20 thing at a push and a staff member who is more interested in listening or watching things on his phone then when busy he didnt even fill machines up just sat in his little box. Only food place is the bar area no shop no chip shop or pizza place only by food at the bar. What sort of shop there is, is in reception selling essentials they said, so if your essentials are a bucket and spade, swimming costume or fizzy drinks your ok. a staff member told me if you want anything most people go to the shop on the caravan site next to the site. So if you wanted do things like any sort of entertainment its about 1.8 miles to the front, in Morecambe so save your money go to a different site. We came home a day early because we had enough

I am extremely disappointed with my recent experience with Parkdean Resorts. My family stayed at Sandford Holiday Park from 4–10 April 2026 in a Superior 2‑Bedroom Lodge on Chestnut Avenue, and the accommodation was affected by serious health and safety issues.
We discovered mouse droppings and clear signs of rodent activity inside the lodge, including in kitchen cupboards, food storage areas and the bathroom. A large amount of our food was contaminated overnight. This is a significant hygiene and public health concern.
Despite reporting the issue multiple times, the problem was not resolved. We were temporarily moved to a lower‑standard caravan that was poorly lit and difficult to access safely after dark. During this time, my wife suffered an injury near the accommodation. When we returned to the lodge, droppings were still present and further cleaning had to be done in front of us. Rodent activity continued again overnight.
After repeated failed attempts to resolve the issue, we left the resort early on 10 April.
What has been most disappointing is the complete lack of response from Parkdean. I submitted a formal complaint on 10 April with photographic evidence, but weeks later I have still not received any acknowledgement or reply. For a company of this size, this level of customer care is unacceptable.
This experience has severely damaged my confidence in Parkdean Resorts, both in terms of accommodation standards and customer service.
