Good advice at every stage of the process of selling in a difficult market for a Victorian era house. All major contacts were with staff in the local office who understood the environment. Friendly approach with none of the pushy commercialism that you get with some other agents. They were great!

Buying with Ryder & Dutton was a bit of an experience of two halves. I'll start with the positives. Once we'd had an offer accepted, Nichola was super-responsive, easy to contact, and gave us timely updates from the sellers. Up until that point, James was also contactable and really clued up on what was out there. Ultimately it was his advice that meant we even considered offering on this house.

On the flip side - though I have no written evidence - I do feel strongly that James tried to play us on the day our offer was accepted. The house hadn't been viewed for weeks, then all of a sudden a mystery buyer came in and offered £10k more than us. We refused to budge, and hey presto by the end of the day the seller's had accepted our offer anyway. It's not impossible, but it seems unlikely.

Overall, I'd say my experience was good. And if I was selling, I'd probably definitely recommend them because they might get you an extra £10k.

Great service - a member of staff always on hand if you need to chat to someone. Managed all our viewings with no problems and didn’t push us to put up a For Sale sign, which was something we didn’t want to do. All round good service

Having not moved house in a very long time it's hard to think where to start, especially with there being a lot of estate agents out there. We picked Ryder & Dutton in Linthwaite as it was close and thought easy to get to if we needed to bob in for anything in respect of the sale of our house.

Everything was seamless from start to finish, from Leanne Randall (Manager) coming to value our property (which we sold within 2 weeks of putting on the market!) to Nichola Wain who dealt with EVERYTHING else and was an absolute godsend in keeping all parties informed. If it hadn't been for her pushing things (having dragged on for 4 months), I think we'd still be waiting to move! The Solicitors out there could do with leading by Ryder & Dutton's example in respect of customer service that's for sure.

Can't end the review without mentioning James Sibthope and Kim Clewes who were both really helpful on the odd time I called and Nichola wasn't around to answer any questions. They would help if they could or get Nichola to call me back.

I would certainly recommend Ryder & Dutton to anyone thinking of selling their house.
