I have now been a franchisee with Sourced for two months and I highly recommend Sourced to anyone who is either looking to develop their property knowledge or completely new to property like me. At the start they provided I a very in-depth 3 day training course which is then supported with numerous online training tutorials via their own portal. The ongoing support from Matt Mason and the team has been excellent and they are always on hand to help.

Excellent franchise for people who are fully committed to running a property business. The support, learning and personnel
resources available are all great and more than worth the franchise fee.

I joined the Sourced Partner programme in December 2019 after paying my initial franchise fee of £15,000 I have now exhausted £79,000 worth of capital with No Return.

I worked on a project single handedly for 2 years… I asked for various support throughout the process as promised at the start from their sales point and introduction.

If you do not have sufficient funds to use one of the sourced network franchisees to find you a deal and manage the project for you, (none which where affordable by me) you will get limited support other than the odd phone call or E-mail in return if you pester them enough… they may give you some ideas on what direction you may wish to take via another professional which will cost you more money.

Sourced are good at selling you a dream, in which sense could work for some, if everything goes to plan and you have enough capital and big enough pockets to pay for extra services and professionals to cover their fees….

However if you do not, you shall be paying the franchise £30,000 over the course of five years for education you can find over the internet for free and an introduction to the network franchisees and the projects they put together, which in turn will take more money from you for their services.

These guys are also in contract with sourced and have to pay their own fees back, so it’s a very clever machine ran by Sourced as everyone is working chasing the same dream but paying the people who do the least at the end of the month and on project completion.

If you do indeed find a deal that’s feasible enough on paper for you and the franchise alike and you pay out all the surveyor & solicitor fees associated, they will then pass you on to Sourced Capital who will lend you up to 80% of the GDV of the property once you can show case you have done all the correct due diligence and the famous deal calculator fits accordingly.

They will then charge you an in and out fee totalling 7% on any Capital borrowed from the P2P lending platform which is their sister company and the loan will come with 12% interest which will go to the private lender, who in my case just so happens to be the same company who sourced used to trade under before changing name earlier this year… I also noticed that, that same company had the same directors previously I had met as the people who were selling and delivering the franchise to me.

By the time I got to the P2P lending facility stage I had paid 15K for a franchisee which had not helped me with anything, I had sourced my own property and I was 35K deep and desperate for something to workout.

So like me you will probably bypass the extortionate loan shark fees, in hope your project will clear all and you can pay the franchise off and start slowly making a return in the future.

Be certain that any issues you may encounter on your property portfolio journey will be down to you! You will be signed to a personal debenture and they will take first charge on any property secured. You will also be bound to numerous conditions which shall mean you can not do anything with the property until the full loan amount plus fees are paid back.

I know from the first 5 sourced partners which started with myself in December 2019 that I will now be the third that has left the partner programme and at the start of this 3 where looking to take legal action against the company.

You will find myself and another young lady being used as promotion on the website via an interview linked to you tube on our first introduction day, if you where to interview us today you would get a very different insight that’s for sure, we’re both disgusted and feel cheated by the franchise.

Sourced has turned out to be the worst decision I have ever made in my life, I have lost £79,000 and I am now facing bankruptcy.

I will be documenting this further to ensure investors know exactly what they are getting themselves in too, as I wouldn’t wish for any person to go through the experiences I have and lose out on their hard earned money to people who genuinely couldn’t care less if you succeed or not.

Have been working with Sourced for nine months. There is a plentiful in-person training schedule, and a LMS loaded with content, which is included as part of the package. Monthly network meetings and exclusive access to Sourced Capital finance are of huge benefit.

A very professional team of people, and I’m glad I jumped on board.

Before coming across Sourced I was dealing with another property training provider and I was really disappointed with their way of doing business. Sourced is so much different! I am glad I have joined the franchise and I wholeheartedly recommend them to anyone!

We have been franchisees with Sourced for 9 months. There is great training and support, including a dedicated support person who will analyse your deals, make on-site visits to properties and otherwise assist you with all aspects of your property strategies. There is an excellent funding option for your projects via Sourced Capital, and also the option to do joint venture projects directly with the very experienced head office team. Recommended!

Having worked with Sourced for around a year, there's one thing that always strikes me as being remarkable... Every single member of the team is extremely knowledgeable and has the ability to present content clearly and concisely.
Every event attended has been well organised and they're such a welcoming company.
They really are true property professionals.

They are a scam company. Never invest with them. Have invested in 2020 and they have neither started the development nor are returning any money after continuous chasing. It’s a big scam company. Do not trust them at all wi th your hard earned money.

I have been very impressed by the consistently high levels of support and training which I have received since joining Sourced.
Being able to network with and work alongside fellow franchisees has been invaluable bonus too.

The help and support I’ve received has been second to none! I’d recommend Sourced to any one looking to invest in property.

If you want to enter into the world of property or develop your property business then Sourced will provide you with the skills, help and support to help you get there safely. Training is second to none and the access to funds is a bonus. Access to all members of the Sourced Team provides you with an excellent resource to ensure you succeed

Sourced operates with the intention of making you successful as a franchisee, because they like to see that happen and because if you are successful then so are they.
Having a business development manager working alongside you and numerous property experts is a real bonus.
I joined Sourced as I saw it as a "safe" way to enter the world of property and so far they have really helped me to learn and develop and are available to help me whenever I want or need it.
The cost modelling tools and deal/contract templates really take the guess work out of the situations as much as is possible.
Having access to funding and investors is the cherry on the top, as there's only so far you can go with your own money!
Lots of friendly, like minded franchisees who are happy to help and advise and offer investment opportunities !

It is a great pleasure to be a part of such an amazing team of people all helping each there to grow their business with fantastic support in the background helping us navigate the bumps in the road.

An awesome franchise for anyone wanting to get a step ahead in the property industry. Access to multiple investors for almost any property related strategy and access to 100% funding for your property flips and developments. Couldn't recommend them enough!

I looked into multiple franchise opportunities before finally choosing Sourced. Sourced stood out from the crowd due to ongoing training and support and also the fact there were multiple ways I could earn. One of the great things about Sourced is that they are not 'salesy'. On the Discovery day they presented all of the information and at the end thanked us for coming and said if we wanted to take things further to get in touch. No big discounts or 'if you sign up today you get so much off'. That was what sealed the deal for us. Since joining late last year we have had great training and support.

I started recently in property and needed more support and guidance. With Sourced you get this plus more. You get the full backing of sourced and a ready built networking community with other Franchisees and potential investors. The training is great and the all the team at HQ are very helpful.
