Sulets provide over 2500 student beds in Leicester. We are the leading provider of student accommodation in Leicester, and the only student accommodation provider recommended by both Leicester Student Unions. We also have strong relationships with both universities in Leicester. We offer student accommodation at 7 student halls with student studios, flats and shared apartments. We also provide over 150 student houses ranging from 1 bed to 8 bed student homes. All accommodation is located close to campus and at a budget to suit you, with all-inclusive bills available. We provide student accommodation to both De Montfort University and University of Leicester students.

Absolutely disgusted by the service from sulets from the get go. As living in a house of 4, all uni students, we have had non stop problems with sulets, and it’s been so stressful alongside university work. Nothing ever gets fixed on time, you have to call and nag for anything to get sorted. After having problems with electrics, no hot water or heating and it not being classed as an emergency….faulty appliances, contractors turning up at 8pm at night with no notice given, mould growing in every crack and crevice of the house…finally, mice infestation, yay! Bottom room floor which was mine, clearly had a mice infestation. Been an ongoing issue since I moved in and although has been reported numerous times, no solution has been adequate enough (baite and poison didn’t touch the sides) The only thing that has helped is buying mouse traps out of my own pocket! After seeing about 3 mice and catching 2 dead which left an awful smell in the room, as well as finding nests around my room, where I had only hoovered or cleaned the day before!! still no solution was made. To add to this, my floorboards have holes in and are missing some floorboards all together so you had to be so careful where to tread, as well as big holes in the flooring and skirting boards, being able to see the foundations of the house! This has put absolute strain on my mental health, resulting in me moving out of the property and home within my third year of studies, but still having to pay the rent out of my own pocket! I am disgusted that these matters were not taken further. We are currently in discussion with sulets now, however they seem pretty useless with the whole situation. Highly discourage students to take on accommodation with sulets, much better going to uni halls, you get looked after there and when you report problems they are resolved within 48 hours. Sulets is a joke.

So basically I get told through tenance takeover, that my flat would be taken and It did. However, all they said I would need to do is pay the 50 to get out of the contract however they tried to charge me nearly 800 pounds for it. When they themselves told me it would only be 50 pounds. Not happy

At the very beginning of the current tenancy almost everything proceeded smoothly - communication with the agency was fine and most of the issues were taken care of in a timely manner. However, over the past few months me and my flatmates are treated poorly both by the Sulets and the landlord. There are couple of serious issues with the house we are renting at the moment, starting with severe mould problem in several places in the house, the lack of appropriate ventilation, the broken window or one of the toilets, which is leaking. The issues were reported a few weeks ago, but nothing concrete has been decided, let alone resolved.
I am amazed at how unprofessional someone can be.

Had no major problems the whole year we stayed. The issues arose in the check out at the end of the tenancy.
Sulets assigned the bedrooms incorrectly and so I was wrongly charged for damages I hadn't made, with the charges being deducted from my deposit amount. Sulets were very unprofessional and asked us tenants to bank transfer money between ourselves to amend the mistake they had made on the deposit deductions, rather than reimbursing me the correct deposit amount. Something else that wasn't made clear: they charge a set cleaning fee for the whole property and don't charge per room. My bedroom was assessed by Sulets themselves, and considered to be the only bedroom left in an 'excellent condition' and 'very clean and tidy', and yet I was charged the same amount to the other tenants - watch out for this. I travelled 200 miles from my home town to do a full day of cleaning to ensure I received the full deposit amount back and at least not be charged for cleaning, but this wasn't the case and I was charged the exact same amount as other tenants who only had 'fairly clean and tidy' rooms. If I had known this piece of information earlier, I wouldn't of made the four hour trip.

I lost my house key recently and Sulets were amazing about helping me get everything sorted out. Super greatful to Tsitsi for her help. She went out of her way to get my keys sorted so they looked just the same as before which is amazing for an autistic student. Thanks again!

Easy paperwork, good quality flat, helpful staff.
However, never got my deposit back despite handing back an immaculate room.
Update: 9 months after leaving the room and contacting the staff multiple times, my deposit still hasn't been refunded.

The house was dirty when we first arrived. Taps weren’t working and the pipes leaked! Got told to do safety inspections ourselves. To finally top it off they charged us £25 for small scratch in a door that was there when we first arrived. Bad company don’t go with it !
