Where do I even start...

Firstly, DO NOT allow these cowboys into your home!

We recently had one of Valunation's so-called 'surveyors' attend our property to carry out a valuation on behalf of our buyers, and the experience has been nothing short of appalling.

The report produced contains what we believe to be grossly exaggerated and misleading claims about the condition of our property, despite us having evidence that directly contradicts what has been reported.

I will not be naming the individual surveyor at this stage, as I am in the process of raising a formal complaint with the company.

What makes this situation even more infuriating is that this report has the potential to jeopardise not only the sale of our home but also the purchase of our next property. It has caused both myself and my partner significant unnecessary stress, anxiety and upset during what is already an incredibly stressful process.

I fully appreciate that surveys and valuations are an important part of buying a property. They are there to protect buyers, provide reassurance and highlight genuine concerns. However, there is a huge difference between identifying legitimate issues and making exaggerated or misleading statements that could have serious consequences for people's lives.

We have absolutely no issue with genuine problems being highlighted, but we do take issue with statements being made that we believe are inaccurate and unsupported by the evidence.

A surveyor's report carries considerable weight, and buyers understandably place their trust in the professional carrying it out. That responsibility should not be taken lightly.

To think that someone's inaccurate assessment could potentially cause an entire property chain to collapse, with all the financial and emotional consequences that come with it, is absolutely disgraceful.

I am beyond angry, disappointed and frustrated by this experience, and I sincerely hope Valunation takes our formal complaint seriously.

Based on our experience, I would strongly urge anyone dealing with this company to proceed with extreme caution.

Zick rang before survey and asked if I wanted any specific attention to certain features of property.
I received thorough survey and valuation report the next morning and also I rang zick to discuss a couple of queries I had which he answered brilliantly.

I used Valunation to conduct a survey, and the entire process was good, well organised, and clearly explained from start to finish.

Zick Hassan conducted the survey and communicated every step of the process with clarity. He took the time to answer all of my questions thoroughly, ensuring I fully understood everything involved. His knowledge, and willingness to address my queries made the experience straightforward and reassuring. Overall, I was very satisfied with the service and would gladly recommend Valunation to others.

I used this company for a level 2 survey on the property I am wanting to buy. I had Zick who conducted the survey. He was very helpful and responded to all my queries quickly. I am overall happy with the service they have provided.

Zick was great, very friendly and easy too communicate with, had a good laugh along the way but remained very professional at all times.

Firstly, I just want to make clear that the surveyor themself was very professional and completed the job.

However, I am still waiting for a survey that can be accepted by Homes England due to various errors made on documentation for example, the date of survey was incorrect, my name spelt wrong, desktop valuation not done on time and now finally, the Homes England sign off process not followed.

Whilst a £200 survey looks a reasonable price, is it reasonable if four months on and 3 surveys later the RICs survey is still not accepted by Homes England?

There are lots of other companies offering RICs surveys, pay a little more and choose one of those if you want to get it done on time.

Valunation represent the very worst of the surveying field and should be avoided at all costs.

We have 50 years experience dealing with valuations and have worked with a large number of the regional and national valuation firms. Valuation sit squarely as the least professional firm we have had this misfortune to deal with.

Please, if you have the option, choose a different valuer for your property.

If you are being forced to use them by your lender or a professional valuer has outsourced the work to Valuation, please save you self the time and hassle, demand a different company.

Your time is valuable and should not be wasted like this.

It is little wonder they have made significant losses and rely on the other businesses in the group to keep them going.

Avoid at all costs.

I had a RICS survey done for my house and they have called it £290,000. A growth of 38% in 4 years

My neighbour with a slightly bigger house had here's some by a different company and hers was £255,000 which is what my mortgage company also advertised me ours was worth.

These are new builds purchased within a week of each other, no extra work has been done in either so should be similar value.

The comparisons they have used are over a mile away in a much nicer estate or 2 houses that are over 20% bigger than mine, yet I'm now meant to pay back an extra £8,000 to help to buy.

I disputed with the valuer and basically said they wouldn't review it even when I provided a copy of my neighbours report with their comparison houses and a full explanation of why I believed it should be looked at.

Their response was I bought my house cheap.... They were new builds all priced about the same value so how does that work

I'm seeking a refund from my bank and getting another RICS done by another provider

AVOID at all cost. £70 to have someone come out and take pictures of my house not even ask about boiler, electrics, any works completed NOTHING. the has has been fully re-done and they only provided a valuation £20k more than what it was before I redone a kitchen, bathroom, all ceiling (taken down and new ones put on), floors (engineered wood, tiles), all radiators, all doors EVERYTHING. Other companies asked about everything and provided a valuation that was 50k-60k more. DO NOT USE THIS COMPANY.

I had a very disappointing experience with this valuation firm. The first valuation report they issued on my Right to Buy property contained multiple factual errors, including stating the building was pre-1990 when it was actually built in 2019, and claiming there was combustible cladding, even though the council’s certified Fire Risk Assessment clearly shows the building is made of traditional masonry with metal balconies (non-combustible).

When I raised a post-valuation query, instead of correcting the mistakes, the valuer then gave a completely different reason for declining the property, nothing to do with fire safety this time, stating it was now outside policy because of the percentage of public sector housing on the estate.

These inconsistent explanations, combined with serious inaccuracies in the original report, have directly caused my mortgage application to fail. Despite providing official documentation from the council’s Building Safety Team confirming no EWS1 is required and that the building is medium-rise and fully compliant, the valuer stood by their contradictory decisions.

This process has wasted time, created unnecessary stress, and left me unable to secure a mortgage for my Right to Buy purchase. Based on my experience, I cannot recommend this valuation company for accuracy, consistency, or professionalism.

I’ve had an absolutely dreadful experience with this valuation company and strongly advise anyone to avoid them.

The first surveyor, Jasmit, carried out the inspection and it was immediately clear they lacked the professionalism and competence expected from a qualified surveyor. The report was filled with irrelevant and inaccurate comments, and they unnecessarily creating confusion and frustration for everyone involved.

Despite agreeing on a clear action plan (which I completed in full), the company sent a second surveyor, Sindhu, for the reinspection. This visit was even worse. He lied to the lender, claiming there was no access to the first floor — when in reality, he simply refused to go upstairs out of pure laziness. He didn’t inform me of his arrival time, and the overall conduct was completely unacceptable.

I even paid extra for this reinspection, but it was a total waste of money and time. The outcome was just as poor as before, and the whole process has been nothing short of a nightmare.

In summary: This company is unprofessional, unreliable, and dishonest. Their incompetence caused unnecessary stress, delays, and financial loss. I strongly recommend staying away from them if you value your time, money, and peace of mind.

Had a survey when I bought my property. My 2nd floor was examined and rated a 1- highest rating. They also described them as being made of timber. Now 10 years later I find out to my expense that they are made of chipboard and are crumbling so I need a new floor. Unfortunately not covered by insurance- wear and tear. I have ticked the box 2 weeks ago that sends a copy of this review to them but have heard nothing from them

Arrived 50 minutes after scheduled 90 minute appointment time with no curtsey call

Failed to notice an ensuite room which would have massively impacted our buyers survey

Unacceptable lack of awareness or care in role

this company is run by old school window sales men.
buyer is using them to value my home. from being given my number by estate agent they harassed me. Rang me Thursday evening, leaving voicemail and texts - only I couldn't ring back as they called me outside of their office hours. Next day I am in work and get call after call, further voicemails and texts. I tried to call back and get put on hold for about 10 mins before call ends. I then continue to get numerous calls and voicemails within space of a few hours. I then communicate via email and they wont send me any information about their valuation visit or the RICS details of the individual coming out. They tell me they cannot provide a time to attend my home. Apparently 11am is the middle of a working day and so anything could happen before then and I have to wait in for 2 hours to see if they will attend on a work day.
Prior reviews of the company which have now disappeared show a history of hugely undervaluing peoples homes by about 10 to 15k minimum. Also of being very disrespectful of the sellers and their homes on the visits.
They have yet to visit my home and appointment has been set but I fully expect a huge undervalue and disappointment from my buyer when I state I will not be altering my sales price [which is already under market value and assessed by multiple estate agents as highly competitive].
Wasting my time already and I am feeling intimidated, scared and worried about them coming to my home.
