Nicole has been extremely helpful in dealing with repairs to my rental property. She has arranged for quotes, dealt with the contractors and has always kept me informed on the progress of the work. An excellent service, thank you Nicole.

During my recent trauma with a bad water leak in the bathroom the staff at Linley & Simpson were very helpful and I had a plumber and electrician visit and put everything right in no time. However there is staining in the living room from the bathroom floor and I hope to have that attended to in the near future .James was my first contact. he is very helpful

Extremely disappointing experience with Linley & Simpson.

During my tenancy I experienced a serious leak at the property which caused damage and resulted in repeated repair visits, disruption, and having to repeatedly chase issues being resolved. I had to deal with contractors attending the property multiple times, damage and mess caused during the repair process, and the impact this had on my home and personal belongings.

The situation caused a significant amount of stress and disruption throughout my tenancy, not only due to the leak and the ongoing remedial works, but also due to the way the matter was handled afterwards. I had to take time off work on multiple occasions to accommodate appointments and repairs, while also dealing with the disruption of having works carried out in my home.

Following the repair works, I was left dealing with dust, dirt and damage from the works being carried out, which added further stress and inconvenience.

At the end of the tenancy, I was presented with significant checkout charges which I disputed. This included professional cleaning charges that I did not agree with and requested evidence to support, including invoices, receipts, photographs, contractor information and a breakdown explaining how the costs had been calculated.

Despite responding to every communication and actively trying to resolve the matter, I felt that my concerns were not properly addressed. Instead, I repeatedly received payment demands while still waiting for supporting evidence relating to the charges being claimed.

I was also repeatedly told that I had not responded, despite having a clear email trail showing that I had replied throughout. This made an already stressful situation even more frustrating.

My experience was that the focus appeared to be on demanding payment rather than fairly discussing the issues raised and reviewing the evidence provided.

I would strongly recommend anyone renting through Linley & Simpson to keep detailed records, photographs and all correspondence, and to thoroughly document any issues during the tenancy.
