Beware of using Manning Stainton to purchase your next home. They do the minimum of vetting on vendors before marketing properties. Insist on providing evidence that the property is registered on Land Registry correctly and is registered to the correct owner (ie, the vendor). Just wasted a whole year trying to buy a property that is not sellable as it's not registered correctly.

I don't blame the staff, it's the lack of transparency that's the problem. I certainly won't deal with them again and wouldn't recommend them. I used the Crossgates Leeds branch.

Met Karl, who met us with a smile and on time. He was very knowledgeable and enthusiastic. We are due to complete and just needed reassuring that things were in order which they were.

I went for viewing at 1 Garton Terrace which for schedule on 11th Jan but they cancelled it as property was sold but when I offered them 5000 extra on price they gave me viewing at 5th of Jan. I came to visit Leeds from london on very short notice with my pregnant wife but these animals cancelled the viewing because of snow. I made to property in uber for viewing but they couldn't leave their comfort zone to come even I mentioned them on phone call to their office that I am on property with my pregnant wife standing outside in snow fall. What a waste of time that they didn't even consider that we came all the way from london on short notice and they didnt even show any effort and just sent a text that viewing is cancelled. we drove 5hrs to come to viewing but they couldn't come from 20mins distance. on 6 they called me to apologies but without listening me they hung up and said its not fair that i am saying that they didnt want to leave the comfort zone its just agent couldnt leave the house but whole leeds was able to leave their house and Uber were easy to use. they are animals . AVOID THEM

I have recently sold my house with Manning Stainton Estate Agents . Joanne Williams was the agent that dealt with my sale . I was kept fully informed step by step with the sale . On the occasions when I had to call her nothing was too much trouble for her she was very helpful and approachable and put me at ease with my issues. I can not thank her enough and I would recommend Manning Stainton to anyone who is in need of an estate agent.

If i could give 0 stars I would ! When they want your business they can't do enough! Once you're locked in the communication is shocking !! We got phone calls Friday pm .. informing us that things need doing but not what they're going to do just saying I'll ring you next Friday!! Not updating us or what they're going to do for us !Do not deserve the fee that they charge ! Would not recommend to anyone! Very disappointed and would not ever use again!

From their visit to value the house to completion we were kept in the loop by email and telephone of everything that was going on.As first time sellers they delivered professional approach especially when we had questions and were answered in kind and supportive way.As we live a fair distance away all viewings were handled by staff members and telephone.A big Thank you to Joanne for keeping in touch every week Karl and Ian for viewings and all of Crossgates team making this a Five Star experience.

Basically overall was good but I will really appreciate to all staff and joanna she help me and answer to all my queries. I am very happy but there were only few things make me disappointed like not fixed time frame and for my application also took 8 months to complete. Its been very long wait but fortunate it complete so l am happy now. But rest was all good. Over all I am happy with service and dealing.

Dale was wonderful, but we have noticed that Ian Thompson doing the weekly inspection has since April said the kitchen units need something doing obviously this was never chased up because the kitchen units still need work. Also no one told us that the water had been turned off at the mains because of a boiler leak. So guys if you are responsible for selling the property ensure whoever is selling it listens to you. 3* for neglect of duties 10* for Dale
