Disrespectful and unhelpful staff
I enquired about a few properties for rent through Rightmove, and they were prompt at giving me a call. Unfortunately, I missed the initial phone call so I gave them a call back within 5 minutes. The first person I talked to was disrespectful and unwilling to help. The call quality sounded like I was on speaker (and I heard laughter in the background which coincided with my responses). A few mintues after the call ended, I decided to try again, hoping the first time was a misunderstanding, but I recived similar treatment again from another agent who took a mocking tone and then abruptly ended the call.
avoid. pls do yourself a favour. the way they treat people is disgusting/
An appalling property-management failure from start to finish
Avoid Gibbs Gillespie.
My experience has been a catalogue of delay, neglect, poor communication, weak oversight and almost total lack of accountability.
I paid Gibbs Gillespie to manage my property. In reality, I repeatedly had to do their job for them from overseas: chasing contractors, dealing directly with the tenant, resolving urgent issues and correcting basic administrative failures.
After a burglary, the property was left with a boarded-up rear door for around two weeks. The related insurance process was mishandled, leaving me exposed to costs that should have been dealt with properly.
A separate gardening issue dragged on for more than five weeks before I was even shown a quotation. The quote was around eight times the previous cost. I then found and appointed a replacement contractor myself within days, at roughly the original price.
There were also serious concerns about bathroom works, contractor supervision, poor-quality finishes, accounting records and unexplained or apparently duplicated transactions.
The complaints process was no better. I submitted a detailed complaint setting out numerous failures. Their response omitted several major issues, failed to answer basic questions and gave me little confidence that the complaint had been properly read, let alone investigated.
They have acknowledged failures in communication, service delivery and contractor payments, yet still appear unwilling to take full responsibility. Their proposed £100 goodwill payment was derisory given the scale of the contract, the management fees paid and the amount of work I was forced to undertake myself.
This was not an isolated mistake. It was a sustained pattern of poor management.
Landlords appoint an agent for competence, control and peace of mind. My experience with Gibbs Gillespie delivered the opposite: stress, delay, additional cost and the burden of managing the property myself.
I would not trust them to manage another property and would strongly urge landlords to look elsewhere.

We have used Romans for many years for property management. I was a Army Officer and lived and moved abroad for the majority of the time and did not have time to get stuck into the property management role. Romans and Mohammed Rajpute has always looked after our property and I can say with hand on heart that he has been excellent and thoroughly professional, honest and direct. He always acts and provides clear and direct questions, providing options whenever possible. He is always sympathetic when there is a problem and very quick to get resolution, for the tenant and for us the landlord. I couldn't wish for a better manager. Well done Mo and thank you

Review of Romans Estate & Letting Agents – Aldershot
My experience with Romans Estate & Letting Agents in Aldershot has been extremely poor and deeply disappointing. Their property management is unprofessional, their contracts are misleading, and their conduct caused me to lose thousands of pounds.
Misleading Contract & Unauthorised Fees
My first management contract was signed face to face and clearly stated that there was no rent guarantee. However, Romans continued to charge me a rent guarantee fee regardless. I repeatedly asked them to remove this fee, but they ignored my requests and kept taking the money.
Later, they sent a new contract by email and asked me to sign it online without clearly explaining any changes. At no point did they inform me that fees or terms had been altered. I attempted to call them several times to confirm, but my calls were not answered. This behaviour felt deceptive and unprofessional.
Changes Made Without Landlord Consent
Romans accepted a no-deposit option for the tenant without properly informing or advising me. I raised serious concerns, explaining that a no-deposit scheme does not protect the property and asking who would pay for damages. Their response was unacceptable — they claimed there was “no difference” between a deposit and a no-deposit scheme, which is clearly untrue.
Severe Property Damage & Poor Tenant Management
The tenant caused extensive damage to my property. Because the tenant came from abroad, they did not know how to properly use heating, ventilation, or household facilities. To save on utility costs, they avoided heating and ventilation, used excessive blankets instead, and caused severe damp and moisture damage throughout the property.
There was:
No proper cleaning or deep cleaning
Significant damp and mould damage
Damage to the fridge
Damage to the washing machine and dryer
A burnt-out electric cooking hob
I had to replace all of these items at my own expense.
Unauthorised Check-Out & Further Damage
When I finally instructed Romans to move the tenant out, they conducted the check-out inspection without informing me. Shockingly, during this period, the brand-new electric hob was damaged again.
The property was left in a terrible condition:
No deep clean
No professional cleaning at all
No proper inventory or condition report shared with me
I was not informed of the check-out results and had to chase the documents myself.
Refusal to Claim Damages & Internal Blame
The refurbishment cost me thousands of pounds. I repeatedly asked Romans to claim compensation from the tenant for serious damage and replacements, but they ignored my requests.
In the final stage, different departments within Romans began blaming each other, refusing to take responsibility or make decisions regarding tenant charges. It felt as though they deliberately avoided action while keeping the money themselves.
Conclusion
This branch shows a complete lack of accountability, transparency, and professionalism. The staff attitude and management practices are totally unacceptable.
I strongly advise anyone to be extremely cautious before entering into any management agreement with Romans Estate & Letting Agents in Aldershot.

The check-out inspection was carried out without notifying me, no proper cleaning was done, and I had to chase the agent for reports and documents.
When I asked them to claim compensation for serious damage, departments blamed each other and no action was taken. The lack of accountability and professionalism was shocking.
I strongly advise landlords to be extremely cautious before entering into a management agreement with this branch.

Lazy, no communication, In house surveyors. You may pay the fee, but they work for the purchaser.

ROMANS ARE SHIT
Romans are the worst lettings company EVER do not use them I repeat do NOT use them.
My partner and I moved into a 2 bedroom flat back in 2022. The day we moved in the property was an absolute state drawing all over the walls, the property wasn’t professionally cleaned either. The curtains were awful. We ended up redecorating the whole flat and the landlord told us not to go over £100 on paint LOL. I had to fight to get this amount back. Fast forward 3 years my dad sadly passed away and we have moved back with my mum as she isn’t well. Romans are now demanding over £500 to have this property cleaned but we left it in better condition in what we moved in. I even got blinds professionally made which I left for the next tenant I know I am stupid right.
Just avoid this estate agent like the plaque. There staff don’t even reply to your emails or calls.
The stress this company is causing it’s absolutely disgusting.

This is are first time living together in a rental and being self employed this move was maybe little more stressful then other for myself and becca as well as probably Jacob, being self employed and trying to find time to get everything done and making sure I was sending over all the right forms he was incredibly helpful.
Jacob after a lot of work managed to get us in for the original move in date which for a while wasn’t looking to possible.
Jacob’s professionalism and patience was greatly appreciated from the first time we had a chat to the last, always checking up on how we were feeling and how it was going, from his kind words of support and couching us step by step

Our experience was horrible.
This was not because the buying process failed (which was frustrating). The company seemed to deliberately drag the process over several months, completing inquiries a few days before the expiration of the initial mortgage offer.
The company managed both the letting and the buying side, so they were possibly not bothered by getting the sales done.
After we received our mortgage offer from the bank, it took almost a month to get someone at the office to chase the owner for a sales contract. Took about 6 weeks for the sales contract to come through and about 2 months for routine inquiries to be completed.
We had inquiry questions such as:
"provide the location of the following:
mains electricity
mains gas
mains water "
Outstanding for almost 2 months even when Romans managed the letting side and could be expected to easily provide this.
Having to chase and call the estate agent almost every other day and sometimes not getting a response was a very mentally draining process.

He also arranged an amazing set of photographs, which we are so pleased with. The property only went live yesterday so we can only wait and see! Health ruined by mould; dehumanising experience
Health ruined by mould; upped rent £150 at the annual review and when I haggled this down, I was issued a Section 21 no-fault eviction 3 months later.
They're genuinely borderline predatory. It took 6 months to fix the flat windows which all had broken handles and did not seal, meaning in winter it was impossible to keep the flat warm. Black mould was present on the check-in report on move-in, and alongside that all the fixtures and fittings were marked as needing repair. I was put through a back and forth for 6 months to have the windows fixed, where they had 5 contractors come out to look at the issue and give a quote. Seemingly they were looking for the cheapest labour going.
That was over winter, meaning I was sleeping in a drafty and moudly flat for that time. Once the windows were fitted, they just put sealant over the mould which doesn't solve the issues.
Through out the eviction process they purposefully mislead and harassed me to apply pressure for me to leave. Directly contradicting advice given by the local council and citizen's advice. As an ambulatory disabled person, it's unfeasible to pack up and move your life within 3 months.
During this period, there were minimum 3 visits to the flat without my prior approval, with less than 24hours notice. Sometimes they would notify me at the end of a working day, so it'd be impossible to get my consent. All for surveyors to appraise the property which has been on the market for over 2 years with no traction.
Twice someone opened the door and walked into the flat whilst I was mid-work meeting. Which is just completely dehumanising and disrespectful.

As first time buyers
As first time buyers, I can’t recommend Romans any more if I tried. We initially got a call from the team who suggested a house they thought we would love - I didn’t believe them at first! We had been looking for quite some time and we realised we were very fussy buyers.. well Romans completely understood our requirements and went above and beyond to make our journey to buying a house smooth and easy. I can’t thank Dan, Luke and Holly enough for all of their hard work, staying up out of hours to get the job completed, they really went above and beyond for us! So Thankyou very much for everything!
