Gordon Brown Conveyancing
Communication very poor throughout the sale of the house until right at the end when the sale was about to go through. The money from the sale was in the bank before we had seen the final bills for the solicitor and estate agent. These had to be requested.
It was stated by Gordon Brown that our bill and completion statement were issued to us on 13 March alongside our exchange letters, so the balance due on completion had already been provided. This correspondence was never received by us hence the need to to request the detail was requested.
An extra charge of £200 was made for selling under Power of Attorney as this it classes as a non standard sale and was never made clear to us in initial quotes supplied by the estate agent. Overall not ideal but sale did go through possibly faster than expected by the solicitor.

The Additional Charges Form relating to the Power of Attorney sale was provided to you on 14 January at the same time as the draft contract pack was issued to the buyers solicitors. You queried this at the time, and we explained the nature of the fee and that we were unable to comment on why Your Move had not included it in their original quotation. The form was signed on 15 January, so this was not an unexpected charge at completion.
Throughout the matter we maintained regular communication, including updates and correspondence with the other side’s solicitor. Only a small number of enquiries required your input, and these were dealt with promptly.
When key undertakings arose unexpectedly close to exchange, we took care to explain these clearly and ensure you were fully updated on both exchange and completion.
The matter completed in 13 weeks from instruction, which included the Christmas period—a timeframe that is quicker than typical conveyancing transactions.
On the day of completion, your completion letters were drafted; however, due to workload, they were issued the following working day. We appreciate this may have caused some frustration. It’s important to note that your bill and completion statement were issued to you on 13 March alongside your exchange letters, so the balance due on completion had already been provided.

Rachel Middleton worked hard to achieve a successful outcome for my mother’s move into assisted living resulting her being able to move straight into her new apartment. I have just completed the conveyancing…
I have just completed the conveyancing for one of our properties, and Rachael Middleton handled the entire process with great professionalism and dedication. She managed every thing to the best of her ability, keeping things moving despite challenges along the way.
Unfortunately, the buyer’s solicitors were extremely slow, which caused significant delays and stretched the process out to seven months, an experience that was quite frustrating at times. Despite this, Rachael remained proactive and supportive throughout.
I would highly recommend Rachael as a professional, reliable, and reasonably priced solicitor. I will certainly be entrusting her with our next project.

We recently completed sale and purchase
We recently completed the sale and purchase of our home with Kate and her team, and overall we are very grateful for their support in getting the transaction over the line.
Our move turned out to be quite a stressful process with many moving parts and a lot of chasing required across the chain. Throughout this time, Kate remained responsive and continued to follow up with the other parties involved to push the process forward.
Communication was important to us and Kate kept us updated whenever there were developments, particularly during the final stages leading up to exchange and completion.

Would not recommend
We used Gordon Brown Law as first time home buyers. Throughout the entire process we were largely kept in the dark. Communication was extremely poor, and despite repeatedly reaching out for updates, we often received no response at all. Even simple confirmations, such as whether our documents had been received, went unanswered.
This lack of communication made what is already a stressful process far more difficult than it needed to be. Others in our property chain were also confused and frustrated by how long things were taking, especially when weeks would pass without any response from our solicitor.
Overall, the experience was incredibly stressful and frustrating. Based on our experience, I would not recommend Gordon Brown Law to anyone.

Our experience with Gordon Brown Law has been nothing but exemplary. Everything went smoothly and our queries and requests were always handled quickly and efficiently. Kate was our allocated solicitor and we were most thankful .
She was thorough and careful. However still managed to sail through conveyencing process in less than 2 months.
Dont expect daily communication. Or even weekly as communication is only when needed. However Kate did always answer any questions we put to her.
We are now happy and settled in our new home. And will always be grateful to Kate.

Our solicitor Caitlin has been wonderful throughout the whole selling and buying journey. She’s been very professional and clear with everything. We had some hiccups with our buyer but Caitlin made everything seem so easy. She would call to discuss any queries we had and chase the other side to complete. I recently used Kellie at Gordon Brown Law for the purchase of a property for a relative, where the seller was acting under Power of Attorney, which added an extra layer of complexity to the transaction.
Kellie handled everything exceptionally well. She was proactive, thorough, and clearly very experienced in managing more complex conveyancing matters. She ensured all the additional legal requirements were properly addressed and explained each stage clearly, which gave us real confidence throughout the process.
