After many stays on Parkdean sites over previous years I am now being asked to provide personal ID to a third party of dubious provenance on pain of cancellation without refund.

Their “chat” system is not fit for purpose and fails in a secure browser. Telephone contact is impossible.

Having this requirement tucked away in their terms and conditions without specifying the detail is unacceptable. It should be prominently displayed prior to booking and may constitute an unfair contract. The corporate weasel words they use to justify this imposition are ludicrous as you can book a stay with a private owner on the site without this nonsense.

Last time I ever use this company.

I have just returned from a weekend away at Skipsea Sands I booked a Gold 2 bedroom caravan
I was not impressed with the caravan it was not to Gold standard that I was expecting

Bedroom spacious with good storage

Negatives
No carpets in living area
Bunket seating (I thought that was only in bronze/silver caravans
Dining table too high when sat round it to eat
Toilet seat smaller than actual toilet
1 toilet roll for 2 toilets
Had to use electric fire to boost heating to get caravan warm
Didnt use facilities so cannot comment on them
I wouldnt book at this site again

Booked a 4 night touring pitch from the 1st of June as they have advertised that all inclusive packages on a 4 night midweek break is advertised when going through the booking process. Just been online to get it added to my booking so that i can pay for it to be told that the all inclusive package is not available to the touring pitches even though they have it advertised.
They sent me a copy of the terms and conditions that are buried somewhere in the website and told me i should have read them before booking.
I read the FAQ's and nowhere on there does it state Touring pitches are not included so why would i read the terms and conditions.
Asked what they would do to resolve the issue as we only booked because of the all inclusive option, only to be told there is nothing they are willing to do.
Now looking to cancel and speak to trading standards as their website is misleading and i believe false advertising.
Reported it to consumer advice and they are passing all the information onto trading standards as they have read the all inclusive information and agreed that it does not mention touring caravans and that Parkdean should be making it clearer that touring caravans are not included in the all inclusive option.

Parkdean have now reached out and admitted that there is an error on their website and they have honored the all inclusive booking for our party.

Absolutely amazing start of the season, had a leaking rad and other repairs. Riley and Jake from Cambersands (security came to our rescue). Felt like VIP’s everything was sorted they both provided fantastic customer service. Thank you again.

Go every year , great bargains so I can afford to take my Foster children who rarely have had a holiday. Caravans always clean and well kept. Staff service is 10 out of 10. Beach is great for activities and walking.

Booked to stay at Parkdean Southerness 24 to 27 October 2025. Appalling experience. Caravan was not fit to have anyone staying in, massive gaps around door frames and windows - one actually falling out the frame itself. Had to block the window with a duvet from one of the beds as it was an extremely cold and windy weekend. Called reception who sent a handyman, however he just pushed it shut a bit and said will need to order a new hinge. Great stuff on a cold weekend on the west coast of Scotland. Then to make matters worse the whole heating system decided to stop working on the Saturday night, no heating and no hot water. Called the out of hours number.................switched off. Left first thing on Sunday morning, emailed the reception heard nothing. When I returned home I left a review and was offered £50 off next Sept/Oct if I book within a month (same as every guest who stays) and £50 vouchers to spend on site (no idea if there was a time limit on these). The caravan was not checked, service was appalling and there was no way to contact any one for help.
The reply was sent to my email address which I have not had access to for 5 days. Please advise exactly how I send an email address for you to contact as I don't have any information on how to do this. Putting a short time limit on replies is very unhelpful

The star is for the staff that we briefly met in an understaffed establishment. Arriving after 6pm to search for staff to provide keys for caravan. Immediately on entrance of Pastures 53, the smell hits you. It is a sweaty cheesy smell mixed with stale urine. This is not confined to walking over the carpet. Seeing the stained couches, sitting down the smell wafts up at you. Sitting really still on black refuge bags because turning on these seats just realises the overwhelming smells. My children were determined to stay. 4 day stay, left after 2 nights, the kids could no longer handle the smell either, combined with the bites we were accumulating whilst in the caravan.My daughter screamed her head off thinking there was diarrhoea on the radiators which was rust. The heater in the cupboard, the dials spun round, not attached to the boiler. We thought, well the bedding is clean, totally wrong, the pillow slips below the top pillow slips were brown and ring marks with drooling. The mattresses were comfy, horrendous when stripping the bedding (extremely stained). I was lying in bed thinking that our next outing won’t be my daughter’s choice. We will be going elsewhere, for the past 12 years, Embo Parkdean once or twice a year. Hooray! Wherever we go next, it won’t be a Parkdean Holiday. I haven’t included the photos, too embarrassed to say that we actually stayed for two nights. We also have fond memories from before, despite the times I had to make our beds and clean dishes, empty bins etc.There wasn’t a carpet, couch, mattress not stained. Not tiny marks and being picky, totally horrendous.

Firstly having been told wheelchair friendly well its not could not even get into reception to check in. When arriving at caravan walking in good job I had shoes on as an open stanley knife was on the floor together with crowbar and screws. When maintenance came to collect it was treated as a joke. I would have thought this was a very big health and safety issue, Second the caravan was not as described by its pictures or description and when asked why comment made was its noting to do with us its head office who choose which pictures to put on. Apparently there are 3/4 Wildcat caravans but surely its against discrimination act to show only one as you assume that is what you are getting. Secondly went to do some cheese on toast. No grill pan and grill area caked in thick black grease. Was told dont use grill pans then manager bought on and said they do. Next tried to use oven grills did not fit and kept falling to bottom another health and safety issue and manager did bring some. Thirdly the TV was useless channels were in alphabetical order and for the likes of BBC you had ten channels to choose from and same for most channels. You have to sit and make a list of channel numbers that you want to watch. What a pain! Speaking to the manager that paid us a visit and although a very nice woman would only apologise and cleaned the grill and oven but I felt that nobody cared and you had to put up and shut up. Fourthly the prices in the bar give you a heart attack and because they know you are stuck to their facilities unless you want to drive about 20 minutes to nearest facility. 2 pints cost £12.50 bar prices very expensive. Lastly I am happy to say I wont be going back to Todber Valley as its not suitable for any wheelchair user or anybody with mobility issues

Caravan was nice still could do more dusting the biggest problem was not allowed cats witch is rubbish excuses to not allow them as dogs are just the same so terrible for animal lovers don't bother 39 pounds for two dinners in the boat house another issue it said roast chicken that was more boiled than roast chicken bugger all onions rings corn was definitely microwaved no vegan ice-cream stock at scoop the hole holiday there you think they would stock more vegan ice-cream more allergies than that today feel sorry for kids if they can't get an ice-cream on holiday late night snacks was better than the hole place put together why is a Caravan site so expensive 8 pounds to go swimming discusting prices especially for a family of four also why are the staff so not bothered to come out to the site and sort out issues had to go all the way back to reception just to sort out entry issues plus if your rich great place if your not no entertainment package included in this sight witch is well off for parkdean resorts gessing more park holidays are gonna get way more customers until you sort out your massive issues I'll shall be taking it up with the boss as well of parkdean resorts I'll shall be passing over my findings of this campsite definitely won't be going back there again until am allowed to bring my pet cat

stayed weekend of 4th July 2025 upon checkout and getting home discovered my autistic child had left his tablet in the caravan only stay an hour away so swiftly phoned to report this, absolutely awful customer service twice promised a call back had to chase them myselfstill awaiting as of 31/8 made a case with parkdean 15th July who promised action and update again still waiting, imagine stealing from a child absolutely DISGUSTING

Parkdean Camber Sands - OMG… what a dirty, scruffy and poorly managed caravan park. I returned today from a family weekend away, 4 caravans booked. 2 were acceptable but mine and my friends were disgusting, absolutely filthy and stinking. My friend complained and demanded to be relocated, they were fully booked and this was not an option. Their bathroom door was cracked and the shower caked in mould. The manager was given the opportunity to view their complaint but was too busy. They said that they would put things right, attempted to but failed. A guy was sent to cut bushes away from the windows with a Circular saw !! but walked away when he was asked if his efforts could be filmed for evidence, no filming took place. Our caravan was filthy, curtains stained and the floor and sofa was covered in dog fur, the caravan stunk of dog. The mattress, was an oversized piece of foam, uncomfortable and bouncy resulting in terrible sleeps. The caravan next to ours had to be fumigated as something had died in the fridge. The cleaners were useless and didn’t have sufficient time to do their job properly, the management were defensive and non effective. The site in general was untidy, waste bins overflowing and made worse with flocks of seagulls rummaging. When requesting information from reception, a fee of £35 was demanded! A real shame as it is a lottery to what caravan your given as the pictures shown were for marketing purposes only. A badly managed site and I would Not recommend staying here, a complete waste of valuable holiday time and money.

I would not recommend Parkdean Trecco Bay to anyone. We've been to various different Parkdean Resorts almost every year for around 12 years and this park has made us not want to visit another ever again.
We reported the shower broken on our second day (realised it was broken on the evening of the first day however it was too late to do anything about it then) A guy from the repairs team came out that evening and said he needed a part and would come back - he never did. We reported it another 2 times and nothing was done so we didn't have a proper shower for 6 days!! We booked for 7 but ended up leaving a day early due to this. There was also other issues with the caravan - faulty microwave, broken slats on the double bed, 2 x broken toilet seats, mouldy curtains to name a few.
As for the park itself - yes its nice being right next to the sea however to say its the largest caravan park in the UK, the caravans are very tightly compact with hardly any space between them. The park is full of unruly disrespectful children. Overpriced food and drink - breakfast was cold in the boathouse restaurant. We ordered a cup of tea which was not brought with the other drinks so we enquired about it and was told they would bring it over - another 10 minutes passed and still no drink so had to wait at the bar to get it.
We paid over £1000 for a 7 night holiday and we left feeling disheartened and beyond disappointed.
I have emailed parkdean customer relations to which I was offered 10% of the value of our holiday off another holiday with them - safe to say I will not be taking them up on this offer as Parkdean will never get another penny from me. I am beyond disgusted at the service provided

Stayed at Todber Valley resort. As previously stated by other reviews that I’ve just read, we didn’t get the caravan we paid for either.
Booked a Moose caravan for a week in July. Caravan online had 2 nice big seating areas. I’ve got 2 teenagers that like to stretch out so went for that one. When we got there, there was only one seating area. Went to make staff aware and got a lot of corporate rubbish. They had clearly had this complaint before as they were well versed. Blamed the website and head office. Just didn’t really care to be honest. I’d be wary about booking with Parkdean again. Even the description of it online talks about ‘space’. Not happy at all as we had literally half of the seating area we thought we were going to have. So be careful. You don’t actually get what you book. It does say online furnishings can vary. It doesn’t say anywhere that you could have half the seating area that’s advertised on the website. Found a snickers wrapper down the side of one of the beds. And the front door of the caravan had half an inch gap at the top when closed.

Caravan at Camber Sands was filthy and absolutely stunk. Every part of the accommodation was dirty. I cried it was so bad. I spoke to Danielle, the manager, who refused to move us to another caravan and refused to come and look at how horrible it was. All she offered was a cleaning team. That should have been done before arrival. She couldn’t have cared less, was unhelpful and unsympathetic. Disgraceful customer service. You are ripped off with the cost of food and activities and although swimming is free. We queued for half an hour as owners get preference. Horrible place. It was supposed to be a treat for my grandchildren. Please avoid this place.

I booked a 4-night break at Trecco Bay with Parkdean Resorts for £700, expecting a standard based on the promotional images shown at the time of booking. What we received was completely different, the caravan was outdated, dirty, and not fit for purpose.

We found long hairs in the shower and bedding, broken curtain rails, a discoloured mattress (which turned out to be a piece of foam), someone else’s clothes in the bed, and faulty central heating. The overall condition of the caravan left us feeling uncomfortable and disappointed.

I raised the issue in person three times during the stay, was promised follow-up contact and even a cleaner visit, but nothing ever happened. I also requested to be moved to alternative accommodation and was told the park was fully booked.

The images used to sell this accommodation were misleading, and Parkdean’s excuse of “illustrative purposes only” is unacceptable, consumers still have the right to receive what was reasonably advertised.

After the holiday, I was offered just a 10% refund (£61.60) and a future stay upgrade, which I later realised was no better than a generic £50 marketing discount I’d already received via email. I rejected this, but they insisted it was their final response.

I’ve now escalated the matter through official consumer complaint channels.

This experience ruined our family break. It cost me time, stress, and money, and most importantly, it stole the quality time I’d planned with my children. I would not recommend Parkdean based on how this was handled.

They will welcome you with warm hearts customer service very well always smiling and give u more than you expect

I have to say a big well well done to all the staff that we came in contact with, warm friendly &polite. .
Our caravan was cleaned to a suitable standard,
The only negative I would have to say is no mattress protector on the beds or pillow protectors, that did give me the ick,and the shower curtains need a wash 🤢 in the disabled caravan and the doombar was flat in the club house , but we rectified that switched
to bottled drink .we wouldn't use another Holiday company now .so thank you Parkdean.👍

The staff were really freindly and helpful, there was good service from reception and the bar/restaraunt but the actual holiday experience was more than dissapointing. we did arrive earlier than the check in time and were told to come back later. The check in experience was awful, having to queue up for ages in the club lounge to get our key and directions to the caravan. Once checked in and found our caravan we found it to be poorly cleaned, there was debris down the side of the fridge, the freezer compartment was fully iced up, there waas no bedding or linen for the sofa bed although this was quickly rectified by the staff, the sofa bed matress was dirty, the lino was poorly laid and lumpy in places, ther were no instructions for the heating or cooker, there was were no condiments provided, the loo seat was loose and wobbly, there was dirt and grime in the shower enclosure. Overall the accomodation was sub standard compared to other parks we have stayed at, luckily the outlying area had a lot of attractions to kee p us away from the caravan

Park quieter than expected at night which was good. Cooker seal missing in places so we couldn't cook. Reported it but nothing done. Booked a lodge but they cancelled it and we ended up in a small caravan with limited storage. Car parking spaces very small / narrow. Single beds are kids! We checked and they said suitable for adults but they are not! Van was clean. Very few / small cooking pans. Settee very uncomfortable.
