Extending a Flat Lease and found the whole process stress free, professional and speedy. Grace Hardy was my point of contact and she was brilliant. Replied swiftly to all of my queries. As this process was also done under a Power of Attorney (POA) did not complicate or slow the process down. Very professional, proficient and knowledgeable about process and law
Although I had several changes of people dealing with my lease extension application, they were all very well informed, efficient and helpful.

Disgraceful, threatening, unprofessional, intimidating, inaccurate. Just some of the words that could be used to describe this firm. I had the displeasure of dealing with Olivia Cook and her manager Lanella Tomlie. The former provided me with factually incorrect information which in turn allowed them to charge me for unneeded services. I made a formal complaint to Lanella and it took 3 prompts to receive any form of response. The nature of which was to deny all wrong-doing, and deflect any responsibility because I'm, "not their client and they're acting on behalf of someone else." I also made numerous attempts to contact the owner Clare Brady to no avail - clearly she doesn't care how her employees are operating her business. Disgusting that a firm should be allowed to operate in this way. A number of similar situations from previous reviews on this page. AVOID THIS FIRM AT ALL COSTS.

I used Brady's to manage my flat lease extension in Portishead. They excelled in expertise, integrity and communication (responsiveness, clarity, frequency and politeness). Pricing very fair. I would not hesitate to use them again.
EDIT (5/10/23, after receiving Brady's reply):
Brady asserts my comments to be "misleading and inaccurate." Unfortunately for them, every fact I wrote is backed up by documentary evidence. If they maintain there are untrue statements in my review, then I challenge them to sue me for defamation and/or malicious falsehood. I won't be holding my breath though.
To provide another insight into how this "award-winning" ensemble operates, they tried to have my review here on TrustPilot yanked. TrustPilot, to its credit, reached out to me and asked me for proof of my claims, which I provided. They then labeled my review as "Verified," meaning it is an authentic experience of Brady's handiwork.
ORIGINAL REVIEW--
I have grave concerns about this company's ethics as well as its adherence to the regulatory standards.
I am one of a couple hundred leaseholders in a Liverpool complex. Most of us are small-time investors, and many are elderly. The complex was a total mess from the start, with the developer/freeholder going bankrupt, leaving us with all kind of costs and legal chaos.
In late 2020 the development was bought by a new freeholder. That freeholder emailed us (remember this for later: EMAILED us) all ground rent bills for 2021 and again for 2022, and we duly paid those bills.
In the second half of last year, it emerged that this law firm has been mailing (note: mailing, NOT emailing!) many leaseholders threatening letters claiming backdated ground rent going back up to five years. Those letters were sent on behalf of said new freeholder either to the apartments at the complex or to the lessees' Land Registry addresses. Both Brady and the freeholder knew fully well that 1. almost no leaseholders are live-in tenants, and 2. the Land Registry's records are typically out of date because people move but do not think to update their addresses there. Further, the freeholder had neither mailed nor emailed any of us any ground rent bills for the period in question (pre-2021) in the format prescribed by the law. Without such a bill being received, there is no ground rent to pay.
In several cases Brady even initiated lawsuits to recover this supposed debt, without the leaseholders in question ever knowing anything about any of this. These people now potentially face their apartments being seized by the freeholder to pay off this supposed debt, which does not even exist.
In other words:
* Brady knew valid bills had never been issued.
* Brady knew the letters it was sending would almost certainly never reach the intended leaseholders.
* Brady, consequently, knew that most tenants would neither pay nor contest the bills, because they would never know they had been contacted about any of this to begin with.
I personally emailed Brady twice to advert to the above problems and warn them their conduct was unethical and potentially even criminal. They never replied.
It is clear that they were mailing hard-copy letters, rather than emails, in order to rack up costs and assist the freeholder in slyly effectively stealing the leaseholders' property, all completely unbeknown to them.
STAY AWAY FROM THIS OUTFIT!

I agree with all the recent reviews below (except for the adverse one complaining about rudeness).
Great service at all times and considerably cheaper than our own local solicitors. Shoutouts to Lizzie, Andrea, Maddy and Grace who were extremely helpful and professional throughout the 8 month process of extending our lease.
Only thing I didn't like was the stringent ID verification checks required apparently to counter money laundering and fraud. I never did pass their test but they still managed to accommodate us to bring matters to a successful conclusion.
Rude and unhelpful staff. Asked 2 reasonable questions and received aggressive and rude responses that did not answer the question. Also ignored a chain of email for weeks despite saying 7 day response time.
I was not convinced by my initial case handler but then I was looked after by Grace and she was very good. My application had to be expedited and this was done in time for me to be able to remortgage so I am very happy. Overall I can recommend Brady Solicitors. They are knowledgeable, courteous and helpful.
I very recently used the services of Brady Solicitors for a lease extension and can only highly recommend them in light of the brilliant service they provided: professional and very efficient – clear, fast, responsive, thorough -– as well as very friendly. I am extremely satisfied with their work and would not hesitate to use them again.
I found Brady's via a recommendation. I dealt with Andrea White, a senior paralegal, who I would definitely recommend. She was always polite and professional and took the time to explain matters to me in an 'easy to understand' way. If I have any lease requirements in the future I would absolutely contact Andrea again.
We used Brady solicitors to extend the lease on a flat. From the first contact to the last, they have made the whole process very straightforward. The team kept us updated and completed the process in a timely, friendly and professional manner. I will definitely use again and would recommend the company, particularly Lizzie.

Brady Solicitors looked after the legal work for my lease extension. I’d already agreed an informal deal with the freeholder so the work required was minimal. When Brady Solicitors asked me to leave a review on this site I gave them five stars. At that time the lease extension had gone through but I hadn’t yet received my copy of the paperwork. Since receiving the legal paperwork I decided to revisit the review and change the five stars to one. The reason for this is that I cannot believe the rubbish they’ve provided as ‘legal’ paperwork. The document is full of mistakes, including my name. They’ve crossed out the mistakes, pencilled the correct word in and initialled it. This garbage has then had a legal seal put on it. It’s a piece of work that any office should be ashamed of turning out. I didn’t get an apology from them, they never say sorry. They told me they’d asked the freeholder’s solicitor if he would accept it and he said yes but they didn’t ask me. As happens with leasehold extensions, I’ve had to pay my legal costs and the freeholder’s too, so I think at least they should have asked my opinion on something costing me several thousand pounds. I can never show the document to anyone, they’d think it was a joke.

Your disappointment at my one star review doesn’t compare to mine when I had sight of the document. The fact that the solicitors working for the freeholder and the Land Registry accepted this shoddy piece of work shows how low their standards have become.
Since you were working for me and I was paying everyone’s fees, you should have informed me that a mistake had been made and I would then have asked you to ensure that the document was scrapped and a new one produced.

Brady solicitors are extremely efficient in helping my parents with their lease extension. They kept us informed of the progress every step of the way. Pricing is also reasonable , I would not hesitate to recommend them to anyone as I would certainly use their services again in the future
We received fantastic service throughout what became a complicated and drawn out process. Lizzie Kendrew... was patient, professional, highly communicative and went well over the call of duty to complete our lease renewal. Great work and much appreciated.

Bradys is the legal arm for RRPM management who manage our retirement block of flats. Adam Doore is their henchman.
I pay my service charge every month. Unfortunately my bank missed one payment in December due to the fact RRPM only allowed you to pay in ten month blocks not twelve, so the bank stopped one month early. That £266 charges had now turned into a demand for £1,500 because their legal arm BRADYS have taken me to court. RRPM never send out detailed statements, not do they have an address you can contact them, it’s always ‘do not reply’ They didn't reply to FOUR emails I sent them in March enquiring why they put 'BRADY SOLICITORS WILL BE IN TOUCH'
Bradys are fully away this could have been resolved had RRPM replied to me. Still they insist because they have already been contacted by RRPM they cannot reverse the charge.
I will write to Age concern and my MP plus all the bodies that are supposed to protect us retirees to ask WHY THIS COMPANY CAN HARASS US LIKE THIS FOR NO GOOD REASON other than one error by the bank which was easily rectified had RRPM not used a DO NOT REPLY email address or had they contact me with a simple letter explaining the oversight.Or had RRPM replied to FOUR emails I sent them in March.
It beggars belief that there are companies out there hounding elderly residents in this way. They have no moral backbone.
When they failed to respond to 3 crucial emails, I gave my telephone number to the switchboard; they failed to call. I posted 2 letters, one Registered, to the MD, with my address, email and number. She failed to make contact.
In the light of the Simplify Group's problems,10 days later in desperation I found an email address on their website and complained there. Within an hour they telephoned. No apology was offered even when it was immediately established the problem was within their IT system, which they had not investigated, though they persisted in emailing without ever reaching me. I didn't understand why they had not written nor telephoned; nor apologised!
I hired another Solicitor.
Its sad when you come across a company of Lawyers who get things so wrong and don't tell the truth.
I must take issue with the response to my original and truthful complant.
I note it took some 6 months to reply and mistakes can me made when a company is so lackadaisical.
It was clearly established that the breakdown of emails was due to problems within Brady Solicitors, this was established by their own operations manager who eventually telephoned me. My emails and post reached Bradys, their crucial emails failed to reach me.
Neither is the rest of their response true in any shape or form. Their description of my problems with them is false and totally untrue.
This is not a company to deal with.
